On the snagging front there are several groups of individuals.
Some do not know they have a problem, because they visit so infrequently.
Some are just waiting for something to de done.
Some have had work started and the builders have not returned.
Some like ourselves want the problems sorted ASAP so we can get on with our lives.
Some have done it themselves.
Some have no problems at all. - very few of them.
Like all developments there are minor niggles that one can live with in the short term.
At Las Kalendas the others are Major ones like settlement, cracked walls - both perimeter and property, cracked monocap coatings and leaks caused by faulty sealing.

The builders finally returned to continue work on our stairs - after a gap of three days, still another couple of days work to be done!
Euro Anglo Sur, our agents, sent someone to take photos of our problems, and they have had a high level (handbags at dawn) meeting with Procumasa, the builders, to express our joint dissatisfaction with their progress to date. They claim to have taken it on board. I'll believe it when I see it

Just had confirmation from Euro Anglo Sur that Procumasa are going to sub-contract out the completion of our snags away from our original builders. Progress at last.
This will mean a further delay, but one we will live with if it means and end to the problems.
Who said complaining gets you nowhere?

No action/activity to date!!
Before we left, the builders had nearly finished the stairs up to our solarium - they had to wait for a delivery of monocap before they could complete it.
We are back in the UK at the moment (rusting away). Procumasa have promised to keep us informed of progress - not being convinced of this we have a neighbour keeping an eye out.
One interesting thing we heard just as we were leaving was that Procumasa had washed their hands of one our neighbours problems. They acknowledged that there was a problem but they were not prepared to do anything about it!! These people have a strange knocking noise inside their property that starts in the early evening and goes on into the night. It disturbes their sleep and has done so for over a year now. Procumasa 'experts' have tried to isolate the cause and have tried (and failed) to resolve it. When we left the owners were talking about seeking legal solutions.

Jasmin build
We are due to complete on 17th June, have just been over and checked on the status off the build to see if it was finished, as we have been told
most things seem to be in place just a couple of small things...
1.There is a hole in the ceiling of the main bedroom over by the window, which is a strange shape and has no wires behind it
even though the builders tell us that it is a light hole ..., strangest looking light hole Ive ever seen.
2.The shower for the pool not there just the shower tray.., the builders say they cant put it in till closer to the moving date in case someone steals it?
3. We couldn`t see any ALARM although the builders say it does come with the house..., maybe they think someone would steal this too ?
Compared to some of you problems things seem to be not to bad.., but still have to live in it yet
Can anyone tell me if they have had any problems with the move in process, our agents are MASA and so far we are quite please with them.

Your point 1: I've heard of cases where one or more lights have not been wired in. One of ours were incorrectly wired, but the biulders sorted it out before we moved in. So if you put it on the 'snag' list they will do it.
Points 2&3: they are usually left to the last minute, although I've never heard of showers being stolen!
On your move in concerns; the only problems I've heard of are mainly down to the arrival of personal furniture from the UK.

We might have to rough it a bit till the furniture comes, or buy some make -do down at Ikea.
Failing that there`s a little B&B down the road. have hinged everything on getting the keys with no problems

you could always look at a Jasmin show house, so far we have had no problems with procamasa always very helpfull, it's nice to see a positive post any more out there? could sent me the details of the B&B.

It would be nice to put a positive response for Procumasa unfortunatly when they do not reply to emails i personally find it hard to.
If you are considering looking at the show house insist on looking at the one i have purchased it might give you a true account of the quality of workmanship and i will willingly email my list to anyone privately, I invite procumasa to use it as the show house for a month i have a feeling that they would not!
After speaking to Procumasa i know they read these forums because they have said so I invite you to do a quality job so that i can say that you have been good to your word
With regard to the Alarm Octojan mine was fitted 7 weeks ago so i think they must have forgotten yours i understand that your plot is adjacent to mine please check your wall next to mine you will find the monoblock is cracked on the top of the wall also i see they have changed wooden door on front to a grill with a lock on it , saves them a lot of money considering the cost of wood

The fact that a metal door cures a problem is not the issue, when you buy and know what you are expecting you do not expect the developer to change specification without notifyiny the customer or gaining there approval, it would not take long to contact customers and say why they need to make a change, procumasa know who their customers are and do things without asking.
I understand that when it came to an urbanization committee meeting that Procumasa never had details to whom the purchasers are which gives another problem that people are making minds up on the urbanization without a full democratic process, hence why i feel strong on snagging matters within the urbanization as well as my own property.
If Procumasa take as long to put things right as they have with one of the posts on this forum will they wash their hands of the urbanization once it is handed over to a committee and will the committee be taking responsibility for legal costs to get things put right by Procumasa hence why all owners on an urbanization need to vote a committee in and make sure the process is overseen legally.
The least they put right the more profit they make, it would be easier to do the job right in the first instance

We have had confirmation, with photo's, from Procumasa that the repairs to our garden path, drive and solarium stairs have been completed.
That's two major items gone from our snag list!

Hi All.
viewed our build a couple of times last week, and I'm very pleased with the progress and quality so far, the carpentry is first class and good quality door furniture, and quility bathroom suits. loads of power points etc. I could go on, I'll update this post when I snag the property later this year.

Derek - That's good news.
The quality of the new builds appear to be improving greatly. Most of the 'old guard' of builders appear to have been removed from the site now.
Just looked out of the window and the workmen are demolishing the power distribution tower near your drive.

About time too that was in direct line to the front door, we had two on our site Procumasa and the builder have been waiting for the electricity company to remove it so that the boundary wall can finished & the car port built.

Recent heavy rains have caused havoc on site here.
The list from residents is quite horrendous, It leaves me wondering about the properties of people who only visit from time to time.
Underbuilds flooded, roofs leaking, damp in properties and the foundations to the steps at the side of our house washed away leaving the balustrade wobbling like a loose tooth!!
The site foreman came to look at it and take photos - mine not good enough!
He tells me that they are now so short of workmen that only urgent work is being done. Our ever growing snag list now goes to the back of the queue.

Had another visit from the builder yesterday (more photo's).
Looks like they are going to subcontract out our snags, so quotes are being gathered.
No idea when the work will start though!
It appears that Procumasa are having a major purge around the site doing snags all over the place - at last!
