Advise on buying property in Condado de Alhama

Hi

Can some one please tell me if buying property in Condado de Alhama is likely to be a safe investment for the future. I realise that the price of property can fluctuate but my main concern is that I may buy a property and that it is not managed properly so that the grounds, buildings and roads are not looked after well in  which case the whole development could go down hill fast. I would like to know ideally if there are any assurances when buying a property that the grounds will be well maintained. Also I cannot help thinking what would happen if the management company goes bust.

I realise that these are probably stupid questions but I am new to this so I am just trying to gather some information on how things work on Polaris world sites.

Can only say that so far the development has been maintained well. 

There are community rules which lay out certain requirements for each owner and probably the level of maintenance required on the common areas.  Maybe requesting this before you purchase would give you an insight.

Can't comment on chances of the community going bust.  If people pay their community charges its unlikely to happen.  But I don't think anyone could give you a guarantee on that.

Should say I was referring to maintenance of roads, gardens, grass areas, and pool areas.  Wasn't commenting on snagging issues with apartments or any building repairs.

 Hi Jeremy,

The community areas of the resort are well maintained by the community gardeners, cleaners etc.  These services are provided by a number of different companies employed by the community.  There isn't a "management" company as such, the community is managed by the community presidents aided by an administration company that deals directly with these service providers.

The community fees for the resort are calculated to ensure that the cost of these services are fully covered, so there is little chance of the community "going bust"  unless of course the owners stopped paying their fees but then the community would have to take court action to recover those debts.

So come a have a look at the resort,  hopefully you will be happy with the level of maintenance.

 As a resident I can confirm the resort is extremely well maintained, from pool cleaning to road sweeping everything is first class!!

Hi

My advise is to go for it

Well maintained & security is much better than many similar types of communities

As a lady who would be very happy to holiday alone on Condado & I`m not a black belt in anything other than talking

I know that if we could afford to buy another property on Condado we would have no worries  & would buy
