Hi reader,

I am listing this to warn anyone attempting to locate a lettings/management agent at Marina D'or and to WARN you the reader against ALEXANDER HOMES - This not sour grapes but a genuine warning!

We have two apartments, Aguamarina and Vistamar 3, both let with Alexander Homes from Sept and October.  These guys are UK based with an office at Marina D'or but despite rental income from Sept and Oct these guys simply don't forward any rent, this despite verbal confirmations and rental agreements, the latter a waste of paper.

I am aware of others letting through Alexander who also have received no rental income, one back to July!

I cannot stress enough what a bad experience we are enduring but we now have deadlines in place pending legal action. 

IF YOU ARE IN THE SAME SITUATION AND WANT TO PURSUE A JOINT ACTION THEN PLEASE CONTACT ME.  If you want to let your apartment then my advice is to forget Alexander homes, even in the adsence of an alternative other than Marina D'or.

Feel free to contact me with thoughts, advice, info, etc.

If this situation changes with Alexander Homes then I will update this thread, this positive or negative.

Hi Zabba,

I've recently exchange and complete purchase of Marina Dor Cost Azahar 1. I've also instructed Alexander Homes to do sale and long term rental in the meantime.

I 've paid the £990 to furnish the apartment. Have you had your apartment rented out yet and with who?

I am looking to sell mine soon. Do you know of any agent i can use in spain to put it up for sale?

Any ones help and opinion will be very much appreciated.

Hi,

I was told Alexander Homes would be good to try! I have been back to my apartment (Vistamar3) since completion in July. But I am still unable to rent as the rental agencies require me to fit curtains even though I have blinds.

I decided to go with Macanthony Reality rental agency and saw the manager Adrian Flores when I was there in January. I am having trouble getting my apartment ready as Marina D'Or have cancelled 2 apointments to fit curtains and to lower the entrance intercom so I can use it from my wheelchair. I am still waiting for my TV to be returned after they took it to repair or replace in July when the DVD component didn't work.

Macanthony reality Aftersales are trying to help with this but they had an appointment cancelled after they had travelled 3 hours from Calpe. They are getting annoyed as they are offering an Aftersales service and Marina D'Or is letting them down.

There is also an issue with keys. The apartment keys are very difficult to copy and rental agencies ask for 3 sets. I can see the reason for this as I have advertised my apartment privately and I have had unsrupulous enquiries where I guess people may copy keys and get access to the apartment later to steal from them.

Anyone else having these problems?

Hi all

Alexander Homes

I too have issues with Alexander Homes.

I manged to get one payment, back in July but nothing since. I have made numerous phone calls and sent several letters and emails. There has been no reply.

If there are any more people out there in the same situation, please get in touch. The more people who complain the more chance of getting a result.

Hi All,

I do not know why all you guys are having a bad time with Alexander Homes i believe they are fantastic, i have had no problems. Do you think this is a situation brought on by yourselves. The maintenance service is second to none. I had big problems with my utilities but Alexander Homes sorted this with no hassell. I also recieve regular quartlery payments. I would highly recomend that you all read contracts you have with them. Previously i had difficulty with communication as no other agent speaks English Alexander homes have a number of contacts in marina D'or which make my life so much easier.  I have found the service offered by Alexander Homes one of the best i have had. I would recomend them to any person with an apartment in Marina D'or.

I would like to Thank Alexander Homes for their success on My Apartment.

*Holiday Lets Don successfully with no hassel to me just payments.

* Furnishings done with also no hassel to me

* Utilities connected and RE-connedted with no hassel to me.

 

I can see what the problem is.

Just read your comments of 27/2/07 re Alexander Homes. I have an apt at Marina D'Or. Was rented through Alexander Homes in July, August and Sept, 2006. In Sept we rec'd payment for July and Aug. Sept is still outstanding. It was rented again from 1 Nov, 2006 on a 12 month rental and to date we  have not received any rent. That is a total of 6 months rent. We have not rec'd payment for gas, water or electricity used by the tenant, despite sending all the bills to AH.. I have already paid these via direct debit.  Am now becoming seriously concerned at what this firm seem to be able to get away with.

Further to all that has been posted about Marina D'Or and Alexander Homes, a general point worth bearing in mind when renting in Spain. I was recently told by a contact in Spain that you should NEVER allow your apt to be rented on a 12 month contract, as the tenant then has "Squatters Rights". I was watching "A Place In The Sun - Home or Abroad " yesterday on Sky (so probably a repeat) . They were looking in Tenerife and one of the properties had very good rental potential. However the Presenter warned the couple concerned not to rent for as long as 12 months for the reason stated above but amazingly she then said that after 12 months the tenant has a right of occupation for (I believe) FIVE years. For this reason apparently rental contracts in Spain are usually done on a 6 month basis.

I wondered then what the position would be if after an initial 6 month contract, the tenant then signed a further 6 month contract. Presumably they are TWO SEPARATE contracts, so it would not apply.

Hi All

A short term rental contract is 6 Months and even if continually renewed after every 6 months is classed as a new short term contract.

Long term lets are based on 11 months and renewed the same. This limits rights tennants have regarding squatting.

When I first came here i took a long term contract and was told it could be renewed up to the 5 year mark. The law for tennants again changes after 5 years in the same apartment.

Having been (like many others) a victim of Alexander Homes and their criminal practices in withholding money we were due, which is known as theft in any language, I wonder do "Paul333" and "Alex 1", still have the same wonderful opinion of this company as they expressed in their postings of 6 March 2007. They disappeared overnight in Bedford, re-invented themselves under another name in the SAME premises, again in the Estate Agency business, appear to have closed down the "new" business, and are now being investigated by the police. Meanwhile in Oropesa del Mar their Spanish office known as Alexander Estates, also disappears virtually overnight along apparently with all their computers and other records of clients and tenants., and no doubt a lot of other peoples money. I trust the 2 contributers mentioned above are fullly paid up to date by Alexander Homes, or are they now like the rest of us also victims of these gangsters.

I will be interested to see if we get a response.

I was also surprised by the comments by Paul333 and Alex1 i and truly hope that they have been paid in full and their apartments have not been trashed by drug users etc.Good luck with finding another landlord and hope you will be just as HAPPY!!

Seems the wonderful PL who ran Alexander Homes in Bedford and Spain, appeared in court in April. He has apparently been bailed again to appear in Court at the end of July. All any of us can do is hope (and pray if you are so inclined) that we all  get a bit of justice, but somehow I wouldn't wager any money on it. Time will tell.

Due to the availability of the message boards marinador landlords have successfully curtailed Alexander Homes illegal activities of not passing on rental income.  Their office in marinador was vacated last march and where abouts of staff unknown.
The only body now offering long term lets is Marinador rental company although there are reports that even this has now ceased.
There are very few longterm letpersons available as marinador have made many employees redundant this year.

In the Bedfordshire on Sunday newspaper of 1/3/09 an article on page 7 states that the CPS have decided NOT to pursue a prosecution against Alexander Homes, as what occurred was put down to poor financial management and not any offence related to fraud or theft legislation (or words to that effect) The local MP has raised the issue and wants people affected by the decision to contact him. Sorry I can't remember his details, but they can be obtained via www.bedsonsunday.com  Click on the Sunday paper link then eventually go to Archives, select the 1 March 2009 edition, and the article is on the top right of page 7. Some justice this. But then nothing is surprising any more!!
