I have had several problems with ROCA boiler (installed as a standard fit by Calidona).
We look forward to spend some time in our property that we purchased but it's been a NIGHTMARE....... (several times).
Summer or winter - several problems E01, E6, E10, E99 etc. etc. etc. almost any time of the year - it's supposed to have a fail-safe operation to keep it primed and ready for use when needed........
Just come back from Corvera - our boiler packed up as soon as we arrived - Couldn't stay there - went to another property - boiler not working there either - then another property - It was fine for three days and it packed up as well....... ( It was lucky to have Chris and Alan (TFT) at hand).
We are not impressed with this inferior quality equipment installed by Calidona.......not to mention that radiator joint leaks????
Calidona should have a permanent ROCA engineer on site to resolve these issues.
Anyone else with these problems ???

Yesterday the gas people cut off the supply to Corvera Golf because of roadworks (No warning!). When they turned the gas back on because of the cold weather the gas pressure was greater than normal and it blew muck from inside the pipes into the individual meters, which are fitted with a filter. The filters are now mainly blocked in all properties! This shows up as error E1 (Lack of gas pressure), and the normal solution does not work because of course the problem is in the gas meter cupboards!
The Gas company Victus insist that they will only take instructions from the owners!!!! So what Chris Dean has suggested is that, if you are interested, you reply to the last e-mail bill that you have had from Victus (the gas supplier) complaining of the problem. Then add that you would like them to deal with Chris, as far as letting them into the property. They won't come out unless the Owner or someone designated by the owner is present. Obviously for that to work he has to have access to your key. As I understand it some owners have left their keys with Alex in the office, so there is a solution to be had there, or maybe with friends that live out here.

Over the next few days we will be going around and checking our customers boilers and we will then arrange for access but so far 100% of the boilers have come back online perfectly, including my own boiler
The best solution is to first have somebody check ypur boiler which is part of a normal property management contract
he gas supply company are actually happy to take instructions from property management organisations so my customers have no need to be concerned

I have managed to check a random sample of 20 boilers this afternoon plus 5 that were not working and all of them have reset normally and on only 1 did I have to clear air from the regulator using the valve so there seems to be no problem
If when you arrive you have an issue you can ring the gas company, Paco speaks English, and they have committed to come out immediatley, contcat number 968 244 693
There was a problem because on these boilers the electrical plug has to go in a certain way up to get an earth otherwise it won't light and the gas compnay had put it back the wrong way
It is worth taking a maintainace contract on the boiler after the warranty period which is 2 years, the contract is labour and costs €65 per year
It is also very important that you leave the boiler powered up in the off position when you are not around to avoid damage to the filters

Just to confirm the actual facts on the gas problem that this actually is not a problem where the properties have been empty ,and the meters not being used, because the pressure is maintained in the pipes and therefore there is NO IMPACT on these properties providing the boilers have been left in the off position, so the pressure is retained in a static form between the meter and the property and there is no way that any impurities can get into the system or the meter
All of the problems have been where there are people in the properties using the boilers however on 99% of cases the defect have resolved itself with no intervention or by just releasing the air from the regulator by opulling out the spring loaded valve and all of the properties that I have checked today that have been empty are fine
The actual error code os E01 which means no gas and is also common if there is a problem with the top filter
As I explained in another posting the gas company accept that this is their problem and will immediately come out if an owner arrives and there is a problem and that Paco is happy to work with property manager to resolve any issues but ois is important to first establish if you have a problem rather than panicing, do not call out the boiler company because if you are out of warranty they will charge for the call

Hi, yes we have problems with our boiler from the first time we went to the property 2 years ago. Everytime we have to go and speak to Alex he has it sorted but we have to wait. We have 2 leaking raditors both of them have a small plastic cup under them at all times. One under the Ensuite and the other in the dinning area.
I feel everyone should join up and make a lot of noise and complain to them, It is poor quality and cheap materials they have used. Soon in a while they will say so many years gone by not our problem!! Why should we have to pay extra to have to sort radiators out.

hi.
we had afew leaking rads in the beginning they are easy to fix and we have no problem since. We are on Corvera for three months before Christmas and are here until Easter with no problems maybe we just lucky??????.

Hi,
For peace of mind we purchased a 12 month service contract through ROCA for about 90 euros for the year. This includes safety check and service which you need if renting out, all we pay for is parts not labour if we have any problems.

We recomend that all owners take out this c ontract after the initial 2 years warranty and the cost of Corvera is €65.74 per annum

I don't quite understand why you are having so many problems with the boilers as we have a large number of properties and they seem to have settled down and problems are now quite rare and the response from ROCA engineers very good where it is an emergency we can normaly get an engineer out the same day
We do of course leave power to the boiler and it left in the off position
Most of the problems that you seem to be having, and again this is common, sound like they are more to do with the venting of the boiler
It is well worth having the maintenance contract in place for €65 a year as they first check and service the boiler if they know that they are actually going to come out and have to repair things, afgter 2 years they will chrage for all calls and they check the age of the boiler when they call now
The other main problem is the high water pressure and we often have to turn down the supply pressure as the boier cannot cope with the high pressure in this area
On Canela and Magnolia's you obviously have a solar system which, when working correctly, will normally supply, even at this time of year, enough hot water for a normal days use and if you then have AC installed this is actually a more economical way to heat a property, you need to understand the valve setting, especially turning on the supply to the panel
We always check the boilers a couple of days before somebody arrives and not just turn it on but run the heating and water for a decent testing period and I have 2 at the moment where the gas will not ignite and the boiler engineer will be here later today, normally the regulators will be blocked
