Hi I am using PAL solicitor as I am currently going through a purchase on Condado. Cost they emailed me are below and so far they are doing ok and even getting my NIE number without me going back.
Yes - our fees are: 800 euros (these are reduced from 1,200 euros, so we cannot reduce the price further). It is for our complete package to include: obtaining your NIE Certificate, all conveyancing and associated work, translation in the Notary, liaising with the Bank, dealing with the Electric and Water connections / contracts for you and our first year´s fiscal representation fee (which is normally 122.07 euros).
We always advise that you allow approx: 450 euros - which is payable directly to the utility companies for the meter installations. They take this by direct debit once we have arranged the contracts on your behalf. This is a one off payment purely for the meter installation.
If you are signing in person then our fee is: 800 euros. If you wish to give us a Power of Attorney and you would like me to prepare this document and send to you in the UK, then we will make no charge but you will incur the UK Notary fee (approx: 150 pounds sterling). If you come to Spain to make a Power of Attorney, the fee at the Notary is: 150 euros.
Other costs: mortgage expenses - we cannot quote these at this stage, but once the bank approve the mortgage they send the figures to us, together with the terms and conditions. We then prepare our Breakdown based on these costs and send to you before the signing.
Once you have purchased, there would be community fees payable monthly and local council tax called I.B.I - which is payable once per year. The first year the Vendor pays this tax but you would pay from 2013 for the I.B.I.
There is also NON RESIDENT Property Tax - payable once a year to the Hacienda (Spanish Inland Revenue). Again, we will represent you fiscally and we file the tax declaration and advise you of the amount of tax. After the initial year, our fees are 122.07 euros annually for this service. It is important to have good legal fiscal representation in Spain once you have purchased.
Finally, if you would like us to assist with the drawing up of a simple Spanish Will then we can also do this for you. The total fee is: 160 euros per person and includes the Notary fees also. The document is in both Spanish and English and relates only to your Spanish assets. The document has nothing to do with the UK or your estate there.
