This is the reason why we gave notice on our apartement last year, thus this year we wont be using Novasol, and probably wont ever again unless Paramount comes to town.
I also noticed that at the beginning of 2012 the rental prices dropped dramatically for the money that we got per week. We where never notified about this, funny thing was, that we got less but Novasol still got the same amount
We had a French couple in the apartment in Nov 2011 for 2 weeks i think Novasol booked it out for €150 for the 2 weeks, "Special Offer for Couples" we made a loss and at that point we decided enough was enough and in May 2012 we gave notice to novasol.
We had no issues renting out in peak season, as we dont use the apartment due to the weather, bit to warm for us. So i managed to negotiate the 2012 season with then that the only time they can have the apartment is for the 9 peak weeks ( Season A & B ) anyting outside these dates we where making a loss and under no circumstances are they to rent it out to anyone.
The money we got from Novasol for season A & B covered the mortgage and then on top of that we had electricity & water whcih the tennant paid on arrival. This was disputed a few times and put or mgt company in a awkward situation.
needless to say that Peask season in 2012 was our last rental period.
You may also need to make sure that yuor key holder is aware that they have to collect the Electricity and linnen money from the guests. even theough the guests are made aware of what extras they need to pay on arrival, they all try and pull a fast one
We also have a no smoking policy in the apartment, we had a few english couples who we had no issues with, but the europens really didnt give a dam, place stunk when we went over in sept last year.
If your not happy about how its being handled, it might be worth speaking to John or Marianne at Novasol ( Marianne.Linnander@novasol.com ) john.hollway@novasol.com and seeing if you can negotiate when they can have the weeks and when they cant
