Hi

I know I said I would not participate on EOS but here I am again

You may have received info re Novasol via Polaris & I thought I would just let you know of our findings

We have been with them for two years, 2013 will be our third and because we have had friends wanting to use the apartment on dates that were not allocated to us we let them go which lost us a small amount of income. Of the few bookings 4/5 including one for this year we have realised that the apartment has been marketed as a "special Offer" the latest one will not cover our expenses and the client will be getting all electricity free.

Novasol are planning to market the company in Spain this year & as we have signed the 2013 contract already will be looking at things very closely this year

I would be very interested to hear if others have found their apartments being offered at a drastically reduced rate

Hi Jan

This is the reason why we gave notice on our apartement last year, thus this year we wont be using Novasol, and probably wont ever again unless Paramount comes to town.

I also noticed that at the beginning of 2012 the rental prices dropped dramatically for the money that we got per week. We where never notified about this, funny thing was, that we got less but Novasol still got the same amount

We had a French couple in the apartment in Nov 2011 for 2 weeks i think Novasol booked it out for €150 for the 2 weeks, "Special Offer for Couples" we made a loss and at that point we decided enough was enough and in May 2012 we gave notice to novasol.

We had no issues renting out in peak season, as we dont use the apartment due to the weather, bit to warm for us.  So i managed to negotiate the 2012 season with then that the only time they can have the apartment is for the 9 peak weeks ( Season A & B )   anyting outside these dates we where making a loss and under no circumstances are they to rent it out to anyone.

The money we got from Novasol for season A & B  covered the mortgage and then on top of that we had electricity & water whcih the tennant paid on arrival.  This was disputed a few times and put or mgt company in a awkward situation.

needless to say that Peask season in 2012 was our last rental period. 

You may also need to make sure that yuor key holder is aware that they have to collect the Electricity and linnen money from the guests.  even theough the guests are made aware of what extras they need to pay on arrival, they all try and pull a fast one

We also have a no smoking policy in the apartment, we had a few english couples who we had no issues with, but the europens really didnt give a dam, place stunk when we went over in sept last year.

If your not happy about how its being handled, it might be worth speaking to John or Marianne at Novasol ( Marianne.Linnander@novasol.com ) john.hollway@novasol.com and seeing if you can negotiate when they can have the weeks and when they cant

 Thanks Rich.

I emailed Novasol yesterday informing them that we will not be renewing for 2014 & have sent them a copy of our current diary so they now have notice of the weeks we have already got bookings for.

Thanks for the tip re Electricity. I will let Carol our Property Mngr know. As for the Linen, most ofour clients via them have been from Scandinavier & all bring their own bedding & linen.

Hi Guys

I'm of the same option and reluctantly I have reduced the weeks which I will allow my apartment be used by ‘Novasol this year as their rates have dropped dramatically. I also have to add, at the rates they are selling the complex this year, particularly the in the off season, the only people who make money are “‘Novasol” and the cleaners!. I found this out to my cost after a short term rental late last year. I'm not sure if I will go with them in 2014 year unless there is some improvement in the offer.

 Novasol has just opened offices in Spain

i await with bated breath to see if we get any custom

every one may havve had an email from Novasol & you may wish to give them a try

But please re read the small print & get them to clarify call areas

In the original documentation it clearly states that the customer is charged by Novasol 5 euros per day for electricity which is then paid to us along with the rental fee.

We have a family staying for almost a month this year & a similar  booking last year

so Carol has never charged them

We have never charged for electricity. Now we find that they should have paid carol up front so for the past 2 years every one has had fee use of air con etc

its the responsibility of yuor key holders to collect any extras that are over and above teh standard rental.  Deposit, cleanign, electricity & linnen.

They will deny all knowledge of knowing what to pay and this then puts the key holders in a awkward situation.  another reason why we are not using them this year. 

If your going to back out for 2014 you need to do it before may i beleive

Did not realise we had to do it so early

I have now instructed Novasol to give me the email addresses for each client & the country they are from

I then email them to inform them of payments to be made to Carol. I also include the translated version of my letter.

In the past the people renting have been from Scandinavian countries & they always take their own bedding & towels.
