Hi, We have an apartment and for 2012 our interest rate was 3.2 per cent. We only find out the new interest rate in January when mortgage took out of account as the bank never informs you of new rate beforehand. Is there any way of finding this out ourselves so we know before the new year? Our mortgage is base on 1.1 per cent above euribor rate.

If all their mortgages are the same then it's priced at your margin (1.1 for you) + 12 months Euribor averaged over a 3month period before setting your rate for the next 12 months.
12 month Euribor is quoted daily, and fell pretty much every day during 2012, albeit has risen a couple of points in the last couple of weeks but nothing major

Thanks Shampers.....so hopefully less than the last few years. Wish bank would tell us a few weeks beforehand, I've emailed them to find out but have had no reply and that was few weeks ago.

Mortgage holders will also be encouraged by the news that the Euribor rate, which sets mortgage levels for the forthcoming 12 month period for all mortgage holders with variable interest rates closed the year at a record low of 0.549%, as opposed to the 2.004% of December last year, representing an average saving of over 1000 euros a year for the average mortgage holder.

My rate has just dropped to 1.75%.
They calculate this by taking the 12 month Euribor rate from 2 months earlier and adding the 1.1% differential.
Saves me a few quid!
As for logging on, was not easy. I had to use my NIE number, missing out the first 0 but including the letters, then the first 4 digits of my old passnumber.

Hi All,
Could someone advised how you find out your latest mortgage rate and your repayment schedule on the new SabadellCAM website? Been on it a couple of hours now and just can't find the option.

Hi Phil,
Click on "All my accounts"
Then the Plus sign next to "Loan"
Then there will be your loan account number underlined...... Now click on that and you will get all your details.
I had as much trouble finding it as my girlfirend has finding the kitchen!

Thanks Darren, I could find that bit! It's the payment reschedule that I'm trying to find that shows you what your going to be paying in the future. At the moment the summary page is still showing 3% interest which is what I paid last year. Cheers, Phil

I believe that there is no Payment Schedule on the new web site, spoke to another eye on spain memeber who was trying to find it and couldnt.
My summary page is showing my new rate of 1.75%, which is octobers euribor rate plus 1.1% differential.
My first new payment is being collected this month.

I am exactly the same,I'm showing just over 3%;but have looked at last years payments and my rate didn't change until the February payment.
So I'm expecting the payment to drop then,I think having talked to Darren he has a different type of mortgage(mine is 5yr interest only).
I don't think the future payment projection exists on the Sabadell site.

Yes John my was 2 years interest only. The review date of your mortgage is connected to the date you took out the mortgage. Your first review is after 6 months, then annually thereafter.
Mine was taken out June 08, first reviewed in Dec 08, then every December after that.
However they use the October (2 months before the review date) Euribor rate for the review. This message was last edited by darren.wilkes on 09/01/2013.

Hi..
That 6 month review would be right as I took out mine August 2008,which would make a February re-adjustment.
I suppose that means it will be th Euribor rate at the end of the year plus 1.1% which I guess will be similar to Darren's 1.75%.
I think that will equate to maybe 60-70 euros a month difference which will nearly cover the maintenance fee,a bit of good news at last.

I last paid my community fees on the 3rd October 2012, so expected the next payment to be collected around the 3rd January 2013.
Nothing has been collected. Is this the same for everyone, or has the transfer from CAM to Sabadell, caused a problem?
My Mortgage payments seem to be being debited as normal?
Has everybody else paid their service charge this month?

Ours was taken on 7th January. It's usually debitted around the 3rd or 4th, so a few days late. If you log into BS Online, you can view your direct debits and when they were last paid, and manage them.

We have our mortgage with Banco Popular and our interest rate is 1% above euribor, but our rate has stayed at 4% for the last 4 years. We expected a reduced monthly payment after the review last October but it stayed the same. Looking at your posts it looks like we are paying more than we should be???? ANY ADVICE WELCOME PLEASE.

Check your mortgage offer! to see what rate you signed up for. Variable rates in Spain are much more common than fixed rates, so it seems crazy that you have remained at 4%.
Also if you had a review in October and are only 1% over Euribor, then you should be paying less that 1.7% now.
I would call the bank right away! Will be interesting to see what they say.

Darren,as per previous my community charge was also taken out on the 7th of this month..
On a different subject I have noticed a direct debit on my account for 23.08e for "Socamex" and can't remember who that's for,anyone shed any light??

Socamex is the new name for Urbaser the water company. On interests rates my son is paying 0.92 with banco popular. This message was last edited by ptan on 17/01/2013.
