Just been on an inspection visit over the weekernd and was also told snagging will be done after completion, although we did point out one or two things.
Theye were cleaning the apartment when we arrived and furniture was still wrapped and no curtains hanging thankfully because there is so much dust about.
All apartments have a new style fromt door which looks much better and has better locks, the builders do not have the key as the appartment is finished.
The road outside is paved and the site is coming on nicely, Keymare also said they should not buid on the ground outsidfe being used for stotage as it is still owned by the local council but they are investigating at the moment.
The build quality looked very good and the swimming pool shell is built but not anticipated till August.
Phase 2 still has a lot of work to be done.
Keymare indicated that we could complete in 3-4 weeks as things were progressing well, the thing that might hold it up is the entrance gate which is still a long way from being finished.
The management company is different from Hills and it is being run by somebody that used to work for Keymare so hopefully this will be run better than the other resorts.
There is also a new road that is nearly complete that will come out by the tunnel at the entrance to Vera making it a quick journey into the town.
All in all a very good visit and in response to another post the site is enclosed that's why we purchased, with the better security and with the view to the sea still there we are very happy.

Thanks for the update.
We are on phase 2 and it does not seam like anyone has done the inspection trip yet, we are due to go next week but have had no news from Key Mare.
I have a few questions if you don't mind. Did you think that is was worth making the trip other than the curiosity value? I know that you said you were out there a few weeks ago. How long did it last? what sort of things were wrong with the build?

We had other bits and pieces to do whilst out there and flew out on Sunday and returned on Monday, was it worth it to see the apartment, yes it was but it is not a snagging visit and if you only want to look at what your hard earned money is bying you it might be better to ask your agent to inspect.
One of the doors had a big gouge in it and they are replacing that but we will have to wait till we own it to do the full snagging list.
Quite a few properties on phase 2 are still not built and will not be for a while i think as they are working on phase 1 so people can take posession, i think there are still around 60 properties unsold.

Hi, I see that you may be completing in 3-4 weeks but the pool is not going to be ready and i believe from other posts that the spa is still a long way from being complete. I was led to believe that we would only complete when the site is fully functional. Why should we be expected to complete when the facilities are not ready. Why would we want a mortage on an apartment on a complex that is not ready.
Was anybody else told we would only be expected to complete when the site was fully operational.

I just returned from an inspection trip. I was told by the rep from Key Mare that the whole development would be finished this comming October. I was suprised and pleased to hear that if I wanted to wait for completion on my apartment I could and complete October rather than July.
I presume this would mean I would forfeit any compensation for the development not being finished on time but I think I would prefer to wait rather than complete on a development that I can not fully utalise.

What compensation? We have checked our contract and it doesn't mention compensation. However we are very dissapointed about the delays and that the complex won't be finished when we complete so if we can claim some compensation that would make us feel a bit better. Have you got any details?Thanks

we have not been given any dates for anything

I disagree we would rather complete if it was fully complete but we have booked for August when hopefully all will be well.
The facilities were one of thge major reasons we purchased on Thalassa but with a young daughter the water park and beach are not far away.
More worringly was an article in a local paper i picked up when i was out there on Monday which said Vera was looking to build 400,000 homes which would make it into a city and these were going to be built on designated green areas.

The contracts DO state a penalty clause beginning with .. "The construction work on the house which is the subject of this contract will be terminated within a period of 18 months from the date the compulsory licence is obtained" but then goes on to say that "the time it takes to obtain the corresponding Licence of First Occupation, any delays in construction due to reasons of force majeure or reasons which are fully justified or other conditions beyond the control of KEY FUERTEVENTURA SL and the constructor responsible for the work, such delays will not generate the right of the buyer to any compensation".
Anyone purchasing should have had a contract and therefore must have picked up on this? It is like giving you something with one hand and then taking it away with the other. We have been advised that the compulsory licence was obtained in September 2005 (it took 3 months of constant messaging our solicitor to obtain this info) which means the possible enforcement of this clause is effective April 2007. However, does anyone fancy bumping up their legal fees to enforce it knowing that the above gives both the construction company and Key Fuerteventura a blanket cover and how can the Licence of First Occupation be granted if the site/construction isn't ready so what a catch 22!
Saying that, I'm no legal expert so if anyone can enlighten us and perhaps shed light on things from another perspective, then it would be welcome.
Although it may be good news to some that there is an option to defer completion, if going the rental route then a whole spring/summer of potential letting income has been lost. I was advised by KeyMare aftersales that they should be confirming snagging (or is it now courtesy) visits/completion dates this week but see on another post that they cannot now do this until the Licence has been granted by the Town Hall.

The point you raised about compensation for non-compliance by Keymare is detailed at item X - 9 -25 in the contract but the sentence which states "and such delays will not generate the right of the buyer to any compensation " is referring to the delays which Keymare are able to claim as being conditions beyond there control. The item on page 16 - 25 FIFTH Penalisation Clause -- The last paragraph states that compensation will be paid to the buyer in the case of non - compliance.
I am sure that Keymare are quite capable of putting together a claim for an extension of the contract period by up to 3 to 4 months . The licence to build was issued in October 2005 with a completion period of 18 months. This mean that at the very latest the site must be completed by August 2007 if Keymare are to avoid a non - compliance claim.
We were told by the Keymare sales manager, during our inital meeting that the handover process of the Thalassa complex would be similar to the Resedential Complex which we were able to visit and survey the show house. All the "common areas" were 100% complete and were being well maintened. We should not accept anything less.
Our solicitor informs us that once the "Licence of Occupation " has been issued for a property they have 28 days in which to make the full and final payment but the "common areas" will not be complete. We are told that we cannot hold back any payment to ensure that these areas are completed at a later date but once all the properties are handed over what incentive has Keymare to finish the complex .
We chose Keymare because of the way in which they handled the handover of the resedential complex, as a completed complex and not a builing site. The " Licence of first Occupation " should not be issued for any property until the "commen areas " of that sector are completed .

Just got back from a quick vist / failed site visit. A few photos on the shared thingy.
In reply to Badgers posting below, took some time to drive around the top of the site (Thallasa) along the new roads, all dual carriageway type, with new side roads ready to go etc. There is a lot of new roads!! there are quite a few electricity substations allready installed etc.
I take it from what has been read, and what is installed, new developements will be installed all in this area and beyond........
Anybody know how to view the 'plan' for the roads on local authority sites / town hall etc.

We are in Block 28 on phase 2 & we have been given 18-22nd June as our inspection visit.
We visited the site yesterday & the furniture is in our block. In the 7 weeks since our last visit, it all looks a lot cleaner down that side of the development, with the blocks that are completed having been repainted.
The "shell" of the car parking area is also in.
The whole of phase 2 is still very much a building site but the pool is in & the basic foundations for the walkway structures are also in place.
Key Mare have told us that completion is usually about 4-6 weeks after the inspection visit which puts completion at the end of July.

Hi I have just had confirmation of my inspection visit for phase 2 block 30 as the 25/06 to 29/06.
It seem everyone is flying out on a regular basis, Do you know of any cheap flights from south London??? I can find Ryan Air but all there flight are late in the day.

Ryanair from Luton / Stanstead have worked okay for us - flying to Murcia. Have got to Murcia @ 18:00 / Have been home for 20:30.

Monarch leg room is terrible unless you pay for the extra leg room seats, then it is very good.
From our point of view Monarch is favourite because they fly to Almeria, which is the nearest airport, but we haven't tried Murcia since the new Road has been open, so may change our minds when we next go.
