The original golf course was designed with the practice ground at the entrance and the club house at the centre of resort

The first tee and 18th green being beside the clubhouse that was never built. The space set aside for the putting green would have been there.
The course layout has been changed to accomodate the replacement club house being in the commercial centre. The land around here is probably owned by someone other than IRM, the golf course owner.
You can see from the top picture there was also intended to be a sports area. The land is still there with a lot of car park spaces but nothing was ever built.
Yes, there is lots we could do with the resort, including developing golf, sports and leisure facilities. The issue we have is that while Polaris World are still around, they probably still own these areas. We could hope for some sort of cash and/or land/property settlement for their community fee debt like happened at La Torre. Then the community would own these spaces and could develop them as they wanted.
Until then we are left with what is there. I personally would love to know who now owns what at Las Terrazas and what plans there are for further development. I had previously discussed this, but at present there appears to be little appetite amongst residents to develop things like paddle courts, tennis courts or even a putting green.
I suspect attitudes will change over time.
