If the answer is no then it's in your best interest to SNAG your BLOCK before you sign!!

BLOCKS 271 & 162 are still waiting for post boxes 2 years on, despite burofaxes to Sirius assets (Polaris World) and the condition of some of your ground floor works particularly at the front and the absence of the trees at the back. It is definitely worth checking the whole block including the roof before you SIGN on the dotted line. You will not get stuff sorted later whatever you are promised!!

I also heard a rumour that the committee have decided to turn off the watering system for the gardens of block 272 because the developer won't pay for the water used during August and September. In addition, at the most recent block presidents' meeting Resortalia were instructed to inform the developer that new blocks would not be adopted by the community until they are in good condition.

As per AVB1boss' message, don't part with your cash for a property in block 272 unless your solicitor, or you, have confirned that all the expected amenities are in place. If not, you might end up having to pay for them yourself before the block is adopted by the community meaning no communal facilities like use of the pools, watering of gardens etc.

It's important that people do more than just visual checks . Check that drains and cables are in place for aircon, And that all Electrical connections are in place . After we moved in we found out that there was no cables to the oven . Two days work to feed in new cables. We were lucky, if the conduit was blocked as some people have found it can turn into a huge job.

I seriously recommend people to withold some of the payment for their apartment in block 272. There are 8 owners in block 271 who are suffering with drain smells in their bathrooms. Sun Peninsula are not interested in fixing the issue, so it is costing individual owners to try and fix it. Also as mentioned we still wait for the post boxes. Sun Peninsula agreed to sort this after I conducted some "negative" marketing on a few prospective buyers. 

If you spot any prospective purchasers please suggest to them that they ask Sun P:

1) Where is my post box? 

2) Can you please confirm all plumbing and wiring is up to standard? 

3) How can I be sure that you will fix any issues with my apartment? 

4) When will the community accept the block as there will be no watering of grass, block cleaning or lift until it is? 

Perhaps a few lost sales might make the developers behave in a more responsible and professional manner.
