Roda Golf

We are looking at our 1st property in Spain and Roda Golf is of interest. There are many properties advertised for sale, so would appreciate some advice from those who know.

The major factors in mind are - the community fees, and the rental potential. Can anyone offer me some facts about costs and how many weeks per year you rent your properties please?

In Spain, Community or Resort fees vary depending on the size of your property.

on Roda Golf, apartments and town houses have Community Fees ranging from €1100 to 1500 per year.

Plus Entidad fees of around €400 per year.

Villas only pay Entidad fees.

Town Hall IBI , Council Tax is in the region of €4 to 500 per annum depending on valuation.

You will also have to pay a Non Resident Rental Tax €350 if not rented possibly more depending on tax residency IF rented.

Around €2500 per annum before utility costs.

A good estate agent or solicitor should be able to advise, especially if buying an existing property.

cant help with rent as I don’t, but no problem July & August for holiday rents but more difficult outside these times.

We have found a nice apartment Roda Golf phase 1. Does anyone use Roda to let their properties? They seem to look after everything, but for a decent cut. Can anone offer any advice? Is the service adequate? Do they get enough weeks rentals etc?

I rent 2 properties out successfully without using managing agent (just via several OTAs and my own website). However, we live live in Spain (about 40 minutes from Roda Golf) and look after them myself.
