Hi everyone,
Who will be out for the AGM?
If you cannot attend do you have any issues that you feel should be raised?
We are in Spain at the moment - the weather is fabulous. We will be back for the AGM.

We won't be able to get out unfortunately, but I wonder if the meeting will be minuted? If so, perhaps all residents could receive a copy - it would be good to know what's going on.

Hi Sandra and all at Mirador. as an owner you have to get the minutes of the meeting (by law) and time to agree or disagree with each item on the agenda,ideally you should know whats on the agenda before the meeting,so if you can not make the meeting you can get some there to vote for you by proxy.l hope that helps Regards Pat.

Thanks for the info. Have you any idea if we are likely to get a copy of the proposed Agenda before the meeting? If so, presumably they would be put in our mailboxes at Mirador (for which I still don't have a key!)? Perhaps Rob or Doreen would be kind enough to post one on this site for all to see?!

Hi Sandra l do not think we will get a copy of the agenda sent over here,as usual with these things in spain they will be stuck in your post box, no good when over here,There is probably 50% or more of the votes over here,so tf Rob or Doreen, could post the agenda on here it would be great, or perhaps you can get the agenda off someone you know there,how can we give someone our proxy votes if we dont know whats on the agenda.Will try to find out more.Regards Pat.

Hi both hope is all well with you, just thought I would keep you informed of the agenda for this years AGM. Attached is the proposal for the meeting and the reverse side of that is the list to date of partial and non payers of the Community Fees. If you unable to make the meeting, as soon as I have received the minutes from the meeting then I will forward those on to you. Hope to see you soon, bye for now.

Hi Patpur,
Sorry this is a technology failure on my part.
Originally it displayed the agenda but now it will not - I cannot open them either.
I am trying to put basic info on eyeonspain but I type too slow and get timed out.
There is little content on the agenda but hopefully it wii promote discussion.

Hi All,
Sorry about the original post of the agenda.
Basically it covers the following items'
1) "renovation" of management members.
2) approve 2006/07 accounts.
3) approve 2007/08 budget.
4) other matters.
5) requests and questions.
This is then followed by a list of non payers who cannot vote. List is relatively short - about 7000 euros in total.
There are no figures re accounts or budgets.
As far as I know no one has put them selves forward as office holders.
Surely we must have office holders and would it not be best if the were full time residents?
If no one is willing to stand is it possible for office holders to be non resident particularly if they intend to become resident in the future?
THIS IS IN NO WAY AN ATTEMPT TO SEEK NOMINATIONS FOR OURSELVES AND WE ARE CERTAINLY NOT PUTTING OURSELVES FORWARD. WE ARE HOWEVER WILLING TO ASSIST AND SUPPORT IN WHATEVER WAY WE CAN.

Regarding the up and coming AGM, would someone be able to ask the President when the final snagging will be done. Since as far as I know he is the son of the builder then he should know. Would it also be possible to find out an email address for him that he will actually reply to (I have sent emails to Raul@palmeraproperties.com every day this week with no hint of a reply). We came down to the apartment on the dates of the final snagging posted by Palmera Properties months ago only to find the builders disappear mysteriously. We have a couple of serious problems with the apartment that need to be sorted quickly and have already had to cancel one guest's visit .
I'm sure we are not the only ones having problems getting the snagging finished, so it is in everyone's interest for this to be sorted for once and for all at the AGM.

My understanding is that the final snagging was done in April and that is it.
To confirm the situation why don't you email Rob & Doreen? Their address is on eyeonspain.
I do not expect to have the "pleasure" of meeting Raul at the AGM as far as I know he is not standing for office and seems to have washed his hands of us. If on the otherhand he comes I will ask.

Thankyou for your prompt reply.
We came down to the apartment in April specifically for the snagging and had submitted a list as requested, however the workmen just disappeared before they got to us.
I have been in constant touch with Doreen and Rob throughout this and they don't seem to know what is going on either.
They have however given me an email address for Raul and also a mobile phone number. I am not getting a reply from either despite constant attempts.
We have a serious waste pipe blockage somewhere within the walls of the building, apart from all the other bits that need sorting, and have come down for each snagging. It seems very dificult to get things sorted while down there...to do it from UK is just impossible.
I will keep on trying to phone Raul and post anything I find out on this forum this week. There must be others who never got their snagging done, we must make a lot of noise together to get anything done!

HAS YOUR SNAGGING BEEN FINISHED???
I have today sent this email to Rob and Doreen to try to get some action taken at the AGM to complete the unfinished snagging. If you have unfinished work please let me know.
'Dear Doreen and Rob,
I have emailed Raul on raul@palmeraproperties.com and also raul@palmeraproperty.com , I have phoned him on the number you gave me. I have also emailed Senor Garcia who I understand is the 'administrator' for our building although I really have no idea what that actually means. Unfortunately I have not received one single reply from anyone therefore I can only request that this matter be brought up at the AGM by Rob who is, I understand, our vice president.
I would like to make a formal complaint to the builders that the final snagging has not been completed as promised.
We have submitted lists as requested and come down to Spain for each snagging during the dates advertised and yet still have several (some serious) problems that have not been sorted. I am certain that we are not the only ones who did not have their snagging completed.
If there is no representative of the builders at the meeting then we need to, as a group, put in a formal complaint to the builders and demand that they come and finish the job. If we have an 'administrator' then we should be using him as a 'go-between' so that they are clear in their own language that this needs to be done. We need a serious committment from the builders that they will finish the outstanding snagging quickly and completely, there must be no more 'wishy-washy' vague empty promises that they might return 'soon'.
As it is not possible for us to come down for this AGM, would you be good enough to read this out to the meeting during Item 4 (Other subject of day) and see if we can instigate some kind of formal action.

Hi,
Unlikely that the current administrator will help. He is not seeking renewal of office.
Someone has put forward an alternative for election and representative will attend the AGM - it may be that this is a sign of better things to come.
Nobody has stepped forward for any other offices but my money is on Rob for president.
I did hear a suggestion that your problem is not unique and I am willing to raise the issue at the AGM on your behalf if Rob does not. Can you tell me which apartment and provide more details?

I am in agreement that anyone who still has snagging issues should have them sorted by the builder asap. We personally have a leak under our kitchen sink which was on our list, but I won't know if it's been sorted until I get there in July. I have emailed Doreen my authorisation for her to use my vote (I know that we can trust Doreen and Rob to use it wisely)! I think we will all be grateful if someone would definately bring it up at the meeting and post the minutes on here.I would love to be there, but unfortunately, work commitments (and husband with a broken ankle) won't allow.
Would anybody be interested in the suggestion of using the community room for a sort of 'community room' where perhaps we could have a pool table or similar for kids (and adults!) to hang out and get to know each other? I don't know how this would work budget wise so at this stage it is just a suggestion, but I know that when I go to Spain, if the weather is not too good or even for when you just want to chill out, It would be nice to meet up with others perhaps over a beer and a game!

Ps. if Rob is up for President , he gets our vote!

Hi Sandra and all at Mirador, Yes l agree all snaggings should be sorted,and l agree the community room would be great if we could meet for a drink and chat on the odd bad days or cold winter nights etc, we could also agree on community issues and let Rob (the new President hopefully) and Doreen know,they will be there as well.As we are all there at different timesRob could keep a list or chart of issues that arise and up date it say every month or 2 so by the time the AGM comes up next Year he will have all the answers ready.Regards Pat.
