Just got my apartment in La Recoleta last week it is very very nice and met some good people there have completed my snag list 41 items BUT don't me to alarmed a lot of them are marks on walls and scratches to doors all reasonably minor but there are a few bigger ones like:

1) The kitchen cupboard door opens onto the intercom phone so if you forget about this you will smash the phone.

2) Dishwasher don't work

3) Floor is badly marked with paint, plaster etc and it has been washed 3 times and not much better, I know someone who has employed someone to come and do it with a special machine cost 600 euros, anybody cleaned marble flooring before got any cheaper ideas.

4) Intercom is meant to open outside doors for people to enter but this does not work

5) If you have the aircon on to long droplets of water form on vents and drip down the wall

6) No locks on shutters as on show house and our place is meant to match the show room

7) Not much lighting in the apartment much more in show room.

Don't  take this as being to negative it is still lovely and should not take to long to sort problems out although I am sure the builder won't do them all

They will do them if you chase!!! Make sure you document, follow up and nag.  They will slowly go thorugh the list, but if you leave some items alone (like we did) and don't chase, they scrub them off the list and say that they were done - they were, but not to my satisfaction, ie didn't really solve the problem. So the message is be persistent and 99% should get done.

It has been some months since there was a post on this subject and I’m wondering, how the General got on with his snag list.
 
I also have some other questions, does the builder accept a snag list written in English? Would I be better to employer a professional snagger? How does one find a professional snagger?

English is fine. They all speak it well.  I did my own snagging and I was mean as Gomiendo weren't playing straight with me. I did a list and then went through each room with yellow stickies to show where I wasn't happy.  My list was huge. My advice is just go through every room slowly and take notes and put down the yellow stickies. Test everything, oven, fridge, air conditioning etc.

Certainly pick up all the snags you can because you WILL NOT be allowed to add them after 15 days, I had to get our agent (because of Gomedios incompetence we had to do poa and stay in the Torrejoven for the week we planned to sign and snag ourselves - at OUR expense, not even an apology) to snag our apartment and he missed some REALLY bad snags (Parador - again useless, they even managed to lose a set of keys which we had to sort out and replace) and picked up some petty ones, I am having MAJOR problems now trying to get some action on these missed items, there are 2 major marks in the glass on the patio windows (caused  by other glass being stacked against the panes) Juan Carlos will not contemplate adding this item to the list, you need to clean the apartment first in order to see the faults, Toilet leaks, and now smells awful, we have never been able to use it and I guess the gasses are coming up from inside the pan (it leaks from underneath when flushed) We have just spent a 8 days in  our aprtment and I could not get JC to get someone to sort it out - Impossible.

Gomendio just seem to take the money and then its B****ks to the customer, If you bought a car for 150K would you put up with the service we have to? You'd send it back, problem is we have no redress whatsover.

Sorry about the rant but we feel very badly let down by both Parador and Gomendio,

It seems that in order to get the actual snags done (as long as they are on the list within 15 days of signing) you need to have a key holder that will come and let the builder do the job and be there for the duration, I dare say the snags will be done eventually but we haven't had any succes yet.
