All,
We met with Noelia and her team at SJG yesterday and to update those who have concerns:
1) There is no water issue with the Santa Ana del Monte development. All the relevent water licences are in place and SJG have contracted with a number of regional water authorities to provision the site. Building would not be allowed to commence unless this was in place.
2) the urbanisation WILL happen, they are contracted to develop and have the full support of the local Mayor and political party.
3) They expect the next license to be issues around the 1st of September and they have in excess of 500 labour staff primed to continue building in ernest
4) The golf courses will go ahead to the specification illustrated albeit one of the original water-features will not be in place as this is a 'natural irrigation drainage channel'
5) Bank Guarantees - these have all been applied for and SJG are awaiting the Bank to release them. Tomas is chasing constanly on all our behalfs.......nothing sinister
6) SJG are aware of peoples issue regarding communication and have always had in place a dedicated email alias that is for the sole purpose of raising queries and questions directly with them, i think it is sac@sanjosegrupo.com and goes directly through to Pilar. When asking questions, please try and make them 'factual' and not based upon suposition off of these Forum's. SJG also recognise that many people get caught up in the emotion of posts on these forums and one persons speculation or comments can cause a furore. If SJG get caught up in this, they waste time addressing the issues that really need attention.
7) Completion dates - It is still planned the first phase will be released as stated in Q1-2008 as indicated. The reason SJG do not update those of us outside of this phase (R17 / 20 etc) is to avoid giving us false information and will only tell us as and when they have factual information. Any information that is divulged is circulated around all the Agents involved in selling on this urbanisation (not just to particular forums). They cannot control the circulation onwards to clients from these Agents and therefore do use these forums to 'spread' the news.
8) SJG ask us all to stay positive - they have no intention to let any of us down and buying off-plan in Spain is no different to buying on a development at home. We had a similar scenario a number of years ago whereby we bought off of a UK development which was delayed by 6mths+ (due to adverce weather). They ask us to continue being positive, the urbanisation will be completed and once the first phase has been released, people may start being more positive. The apologies profusely if peoples impression of them are as bad-communicators, as previously stated, all relevent info is passed regularly to Agents.
9) Those attending the get-together on the 25th August, I will have some additional information to share with you
After yesterday's meeting, I personally now feel extremely positive as a Home-buyer and as a business owner on this urbanisation. Our clients who were in attendance with us have now also comitted 100% to this urbanisation and they have a vast financial interest in property on this site.
