Hi. I have just joined this site today.

I have Just come back from a discovery trip with Andalucian Dream Homes and they have emailed me this development which I did not view whilst out there first time. Any advice, feedback would be great before  a 2nd trip out to view. I am looking for a 3 bed Townhouse.  What can I expect to pay?

Should I stay away given what I have read from fellow purchasers on this forum?

M4RK - The last I heard townhouses in Condesa were asking 450k Euros approx. 

If you are looking to buy anywhere in Spain for the first time - you are in luck. There is lots available and you can drive a hard bargain.

The comments on this forum are unhappy mainly because of the huge delay and waiting.  Our contracts were due for completion December 2005.  Then the previous developer went bust and did not tell the truth for atleast 2 years. The new developer is working very hard to try to finish asap.  Still, we were told it would be done by June 07, then September, then November, ........... And annoyingly none of these target dates are announced officially.

Putting all things aside, Condesa will be a beautiful development. It is in the midst of already developed expensive villas. There appears to be no massive developments in the immediate area, and we are told the hills around are not to be sold to developers. Ofcourse you never know what happens in the future. If you are keen to live / holiday in Spain, Condesa is a good bet. I would imagine in the current property climate you should be able to get a good bargain. If you do not intend to make a quick buck and are looking for a relatively quiet place, Condesa is great. You can avoid the heavy traffic nearer the beach and enjoy the beautiful, peaceful surroundings. Especially attractive to golf enthusiasts, families and the retired.

Thanks for responding. Sounds like a long and frustrating journey for you and people in your position.

ADH took us on an inspection visit last week to a number of locations along the coast from Mijas to Duquesa. They were not particularly ready to show us properties and were scraping the barrel to get keys for us to view any. It was a bank holiday there so that didn't help. We saw 5 properties in 3 days and only 2 matched our town house requirements. One of which they showed us was twice our budget!

Once home, they emailed us about La Condesa de Mijas Golf. Their man was going yesterday to view progress and report back to us. No news from him as of yet!

No price has been given to us, although the property details for your development that were emailed to us quoted a price of 450,000 euros.

To your knowledge do you know of any townhouses that are available in that development? We like the area but feel somewhat misled by ADH and as a result will be treating any information and advice from them with an open but sceptical mind.

It is probably no comfort to you in your situation with delays and no end date in sight, but we do feel in a strong position as first time buyers in Spain as you have indicated, to be in a position to negotiate a hard bargain.

M4RK - Condesa is really worth viewing. They take owners around on Friday with an appointment. I suspect they do the same with agents too. Not sure.

I am sure there will be some townhouses available - dont know how many. Last time I enquiried the sales office on site said they were not trying to sell any units at the moment. You know there are only 117 units in total out of which 74 are apartments. The townhouses have built in garages and are very spacious. They also feature open fire places. You really need to see them to compare it to others you have seen.

Condesa will be completed I am sure of that - around end of 2007. And it is legal - backed up by Banco Pastor. Do not use a lawyer recommended by any agent or developer. Use your own independent lawyer. August is not a good time to do property viewings as this is holiday season. Starting September, the agents will be in full swing again with their viewings. There is plenty to choose from. Everyone I know who has seen Condesa has loved it. Its location, the size of the development, and also size of the spacious units. Once the landscaping is done, it should look even more beautiful.

If you want to see progress on the development - go to www.smd-spain.com. The developer puts up photos every week.

On the EyeonSpain website you will find properties for sale put up by its members.

I'll just add to Captain007s message. If you look at the SMD website you will see that the estate agency 'Insitu' has a small advertisement. If you follow the link you will find they  have a townhouse for sale. 

I think most of the town houses must be sold.  Over the past two and a half years, whilst waiting for the development to be completed, I have searched the internet for info. on 'La Condesa'  but not seen any for sale. Of course these are only my thoughts.
