Hello all
Have only just discovered this message board and must say how nice it is to reads others comments. We bought a 2 bed appt in Porto Fino block 4 in April 2005 so must have been one of the first available. I chose to run with MRI reccomended solicitors like many others but now feel that I may be better with an independent who would provide cheaper & better service - am I still entitled to change even though I gave instruction to them for representation. I have been to Almerimar on a number of occasions now and must say what initially was a investment purchase has now turned into a home from home. Would love to hear from any other Porto Fino owners - always handy to have contacts in the same situation as yourself.

We have paid inital deposit for an apartment, Off plan Porto Fino, Almerimar, A Securing deposit. Next week we transfer approx e27k to rise our payments to 15%. The law firm representing us were nominated by the estate agents who are irish owned and based in Marbella. We are due to transfer next week so time is of the essence. Law firm seems not too interested in questions regarding our request of an english transalated purchase contract which was finally sent last week with no inclusion of our names, property identification etc. Can anyone advise me on where we stand regrading our possible attempt to move law firm as quick as is possible Thanks for any help you may be able to offer Frank

Hi frankbyrne74. I don't have an answer to your query, however,it might be prudent to put your question on the general forum rather then the specific one for Porto Fino. There are a couple of abogados who regularly contribute there, as well as others with knowledge in this area of concern.
I feel sure you will get advice on there.

Hi Frank,
I'm livin in Kildare in Ireland. I purchased 2 properties in Portofino in in Dec 05. It is very easy to change lawyers and you are quite entitled to use your own Abogados. It will just require you contacting a new lawyer and giving the old ones the power to tranfer your booking deposit and purchase contract to the new ones. I have used a very reputable for app 8 years now they deal with all my business in Spain. I have passed many friends and family on to them with no complaints at all. I would be happy to pass on a contact name for you if you so require.

Derek mc is quite right - you can change lawyers and I would take him up on refering one to you. Just a word of warning - are the lawyers your taking about the ones MRI recommend - if so............ getting money out of them is hard going and from my experience can take weeks with the addition of constant phone calls and letters with little or no response back. After 10 weeks of me constantly harrassing them the money was eventually returned to me. I am also pretty sure that they will deduct costs to cover any work they have done for you up to the date of changing law firm. It may be good for your new lawyer to assess these charges and respond on your behalf if they are un-acceptable.

Hi Frank, I have sent you a private message wiith the details of my lawyers. They had no problem whatsoever recovering the deposits from Mri solicitors. Thats their job you needn't have to worry bout it. As for the costs involved they weren't worth talkin about , I think maybe bank transfer costs and maybe some admin but its very minimal. The lawyers I have put you in contact with are very professional and also have a sister company in Dublin which can be useful. They will make you feel very comfortable with your business dealings in Spain. Best of luck and I will see you at the pool in Portofino in 08 !!

Hi Derek
Could you also pass on your solicitors details to me as I have had pretty much no contact from MRI recomended solicitors and feel their fee's are too high - perhaps I am misguided on this and spanish costs are more than the UK but I really don't know. I am based in England but presume working with Dublin office is more straight-forward than my current situation.
I welcome your advice and look forward to seeing you poolside next year.

Well, so far Violette in Roquetas has responded pretty well to any queries I have had. She emailed a copy of the bank guarantee by return and has rung me to clarify points.
What can I say, so far so good. She also tells me that with POA she can get our NIE's, just needs notarised copies of our passports. She is compiling a paper trail of the funding to smooth the way when it comes to completion at the notaries. Seems to me she is doing her job, time will tell.
