We have been told that there may be some misleading information being given out onsite from organisations who may be doing this to generate work so I thought that I would post this to clarify things
As previously mentioned ther is no commercial benefit to my company by providing this information as the only servuce that we provude is new property snagging inspections
First of all we have heard that people are being told that, if they select another company, other than the builder, to carry out works such supply of pools, extra terraces or conservatories, thet this action will invalidate the 10 year seguro decenal, the 10 year insurance policy, equilivent to the UK NHBC guarntee, that all spanish builders have to put in place by law, and this statement is not true
This document is an insurance policy, from an independant company, not linked directly to the builder and covers all aspects of the buildings structure
It is howvever important that, if you have any works carried out, in order not to affect the building structure that you first obtain the necessary building permits from the Town Hall and this is particularly important for any works that increase the meterage of your living space and these have to be ammended in your deeds
Before you start work you should
- Shop around for suppliers, get at least 3 written quotations, and references from custimers
- Obtain the necessary building permits, and pay the fees required by the Town Hall
- Use a company that is a legal registered business in Spain that has, and can produce copies of, insurance documents that cover professional indemnity for their work. This is vital for major works, such as pools where if the supplier could, by digging through foundations, effect the structural integrity of the property
