Hi everyone just indroducing ourselves, Zara and Hack from London. We came back from Spain four days ago.We bought a 2 bed 2 bath apartment at the Royal Lytham sometime ago, but had the opportunity to see the show flat which was lovely we were quite disapointed with the paint work on the outside of the building you can clearly see water stains and paint drip marks and the quality of the paint was not of a high standard.We raised this with Armando and he said that it will be up to the residents whether they wanted it painted or have the colour changed we are in favour of both. We wonder how everybody else thinks.

Hi Zara, Hack, Jacqui & Ray here. We have a place in Carnoustie. We haven't been over to see the apartment since the outside of the buildings were painted. Does this paint problem affect all the buildings or just Royal Lytham? Also are there any costs to the owners in having the buildings repainted?

Hi Jacqui and ray its zara here Im afraid its the whole building complex not just royal lytham. We came back from Spain on Thursday and had visited Hacienda quite a few times. we were quite disappointed with the paint work given its a new building complex we thought that perhaps after the work was completed that they would touch up the paint but Armando the person that took us to see the show home said it was up to the residents. whether we had to all chip in and pay or whether it would be taken out of the monthly comunal charge we dont know so if anyone knows or can find out that would be great!

Hi Zara thanks for your email, as far as i know all the snagging problems have been sorted out?? but we will be demanding a second inspection before completion as i do not believe a word Eva Marina tell us.  The rectification work has been looked at by an independant surveyour and a report forwarded to my solicitor.  I hear that it will now be October before completion, lets hope that it is.  Has anyone else taken up the mortgage deal with El Monte Bank?  we have not yet but are looking like doing so, i know someone has mentioned something about this, can anyone shed any light on the subject, What is the best deal?

Dear All

Putting right the exterior paintwork should not be left for the community of owners to have to resolve.

The developers are legally obliged to hand the complex over in a good state of repair.

I understand that some exterior cleaning & painting still has to take place - but if they don't do it properly - legal action against Evemarina would probably be the only solution.

I have to say - Hacienda is 1 of very many complexes here on the Coast  whereby it is not handed over in the state that purchasers might wish. Developers seem to get away with it - as legal action taken against them is very costly & takes years.

 

On a bright note - in my 14 years of living here - I have seen horror complexes - much more expensive than Hacienda, and truly believe than once completed & the commercial units are established - we are going to be very proud owners of some nice apartments
