hi we are waiting for our bank to still sort out our morgatge for the second time i dont know if it is because i am self employd but we have been waiting ages we are in block 1 phase 4 can any one reccomend a tidy bank the one at the moment is caixa galica we were given a date to sign on feb 14 th but the bank wasnt ready so we are still waiting cheers phil help

If this is the Developers Bank we know that they have been very slow in doing the valuations.We know of several people who are waiting like yourselves. iIf you have agreed to take the developer's mortgage and then move to another bank you may ,depending on what it says in your contract, be subject to a cancellation fee. We were able to complete because we don't have a mortgage however our problems are not yet over as we have no water. The builders supply has been cut off and the water company for some reason say that they are not able to connect us at the moment. our lawyer has been trying to contact the technical /after sales service, however for some reason their phone was switched off last Wednesday when everyone went home early for the national holidays on Thursday and Friday and as yet she has not been able to raise anyone this morning!

Like yourself,we are waiting on the same bank.We had a completion date in block3 phase 4 of April the 1st. This was brought forward to 13th March.Two weeks before completion the bank requested updated financial information which was sent by recorded delivery.With one week to go we emailed them to make sure everything was ok only to find that they hadn`t received the info so all was sent again by email this time.Still waiting for conformation that they have received either .They obviously haven`t heard of customer care,We arranged an appointment with the manager last year when we were in Spain.When we arrived he was at lunch and wasn`t expecting us.However we did sort out a mortgage before we left subject to another valuation being done.
The bank says that they have been trying to organise this with the builder for the last three months.Thebuilder blames the bank !!!.Unfortunately anybody that needs a mortgage cannot complete until this valuation has been done.We were hopeful that it would be done this week now that we`ve heard your story we`re not so sure .

we waited two months before our mortgage valuer was given access to apartment and the day before our signing the leeds said they we had not returned a form to them we had posted it back to them last november we had kept a copy and sent it by faxs

our hab licence was held up due to problems with water now that we have it and have our apartment the powers that be are not botherd with the fact the water is not there for us
if it was their for builders use then the supply is still there and only needs conection to each block and i would think by opening a up the main stopcock

Our water has now been connected, at last.
After several calls to the technical section over the past week, a young chap came round today, looked at the stop-cock in the cupboard, rang Estefan a couple of times, told us he needed a junction-piece from the workshop to connect the incoming supply to our pipe, and left.
However, he did return and managed to get us connected. Phew!
When the meter-cupboad was first opened, I noticed that there were no water pipes connected for any of the apartments in our block (block 3).
If you are looking to complete soon, I strongly suggest you get your lawyer to ensure that the water is turned on before you move in; the technical section don't seem very motivated otherwise.

Pleased to hear you have got your water on at last !! What I can't understand why each apartment was not connected, have all apartments been leak tested ? seems strange issuing a habitation licence without the water being fully plumbed in ?

Hi Michael,
I assume that the water had been connected in the recent past, since the toilet cisterns were full, as was the hot-water cylinder. We were told that the system, and appliances such as washing machine and dish-washer, had been tested before we completed on the apartment.
I believe that it is actually illegal not to supply an owner with water or electricity after the the first habitation license has been issued and purchase has been completed, so I don't know what the technical section have been doing, or why!!!
I suppose the unions between the main supply pipes and the apartment supplies might have been removed to stop people from connecting themselves unofficially after gaining unauthorised access to the meter-box cupboard(!).
I imagine it might also be a safety precaution, to avoid flooding in empty apartments in the event of vandalism or accidental leaving on of taps, or indeed leaks not previously discovered.
