you can try an inderpendent valuation but your mortgage lenders will tell you only their valuation is what they go by .
our valuation in dec07 came out to the last euro to what the asking price we paid over two years ago was our lender told us their was no increase in value due to property slump so we asked about an inderpendent valuation and were told it would make no diffrence to their offer.
the only way they would reconsider was if we could prove an apartment the same as ours on same phase and block had been sold for more than original asking price .
and as no one has yet compleated this is not an option so theirs not much you can do they have us by th b.......lls
