Following my return from Spain, I thought I would bring you up to date with my account of my trip.
 
I went out to have a look at the Oasis C C – Well where do I start with this one, after searching for it for over 1 hour, I gave Carmen a call who arranged to meet me in Tabernas town. I followed her for 10 mins and then she took me down some unmade dust track across a field to a little site hut with the usual water fountain out front.
 
She got out the car and with her was the thieving B#####D who I signed my contract with at the ACC. She pointed out that it was a little windy today on site – well to say I had to get hold of my son and daughters hands to stop them blowing away.
 
She tried to apologise for ACC and that in any case the OCC was a better site !! They should had called this site MIRAGE because that is all it was. She offered me a Tarifa for the same price I paid 3 years ago. I asked when the whole site would be finished and she confidently answered 18 months as they had started on site ! My son pointed out that there was ONE jcb on site digging holes to which the wind was blowing everything back in the hole again !!
 
OCC is not an option. I tried to speak to the man from HUMA who apparently did not speak a word of English but I tried to teach him a few more English words and sayings !!!
 
Went to Aldea solicitors in Vera to ask them to cancel my contract with HUMA and cash in my bank guarantee. (GUESS WHAT PARADORS OFFICE NEXT DOOR TO THE SOLICITORS HAS CLOSED DOWN UNTIL THE END OF AUGUST !!)
A man called Javier took my wife and I into a side room and to say he spoke as much English as I did Spanish is about right. He told me it would take between 6-8 months to get my money back and that we should go and see the notary in a couple of days. He asked me to bring 100 euros with me for the notary and I would need to pay Aldea 750 euros to start proceedings.
 
I immediately walked out and went to a recommended solicitor around the corner, an English speaking Spanish solicitor came out and met me and listened to what I had to say, he needed my file from Aldea so he could act. The solicitor filled me with confidence and assured me that he has been very successful in getting bank guarantees back and not to worry it should take him 6-8 WEEKS AT THE MOST.
 
He made an appointment for me to go back and see him in two days and also made me an appointment with the notary. I asked him how much he would charge to get me money back and he told me 1200 euros but not to give him a penny until he got my money back. 1200 euros seemed a lot but to get my money back quickly so I could move on with my life it did not seem that bad (with the euro at an all time high and changing it back into sterling means I should still be quids in considering I got 1.50 euro to the pound 3 years ago)
 
I went straight back to Aldea to ask for my file, Javier came straight out and he had already had a call from my new solicitors advising him they were taking over, swift work I thought. Javier asked me to give him 3 days to get my file together and an additional 450 euros to release my file to me !!! So that is 680 euros when I instructed them and now 450 euros to come away from them = 1130 euros for 4 letters and one meeting (maybe I should become a solicitor in Spain !)
 
Javier did not blame me for changing solicitors as he had an interview with my new firm and did not get them job as he was not good enough, his words – not mine. I told him that he would get my file together in 2 days and I would be back to collect it.
 
Collected my file from Aldea some 20 pages thick (NOT 2 DAYS WORTH OF WORK TO GET THAT TOGETHER), missing my NIE number apparently Parador forgot to get mine but got my wifes !!
 
Signed all paperwork with the new solicitor and signed forms at the notary, now finally the ball is rolling, will update you with how things are going.
 
Finally contacted Parador on my return to ask for the £475 I paid them for the Owners Club, to which they are sending me a cheque, I have asked them to give me their legal departments contact details as I intend to pursue them for compensation with regards to loss of money and recommending a solicitor which is obviously in their pocket who has stolen some 1130 euros from me to do nothing.

Well Martin ,OCTC is not an option for you and you have BG so therefore a choice and everyone wishes you well

I do not have a BG and after 2 &1/2 years I do not fancy a court action in Spain!....they are difficult to deal with in UK never mind in the different culture of Spain!!!

I am only interested in protecting my 40 % deposit and ' my personal view' is that my transfer to OTCC will do that...if I am wrong then so be it

If they had something on MCC ready now which we liked we may have chosen that option

I went to the site of OTCC on 27th February 2008 , nice day and nice views......Spain and other countries on the Med do get winds but no winds that day or the following Sunday.......I was in Mercia 11th April 2008.....lots of sun but ' gale force winds'!!!!!!!!!

I have photos if any one wants them

Now facts: 

Driving from Tabernas you will not see the sign...set back from road and small

But when you reach the sign Km 474 and another sign ' Aerodromo'  you will see some old buildings on your left and a track...this is where you turn into the site of OTCC

In my reservation contract the land is defined as ' land situated in the Municipality of Tabernas [ Almeria] , area of Retamar, in the place denominated Aerodromo de los Retamares' .......on an old airfield!!......in UK we even build houses on old airfields!!

I timed the drive time from OTCC to Tabernas at  3  &  1/2 mins 

The beaches at Almeria and airport is circa 30 mins Granada airport is circa 1 hr 25 mins

And from the post I have seen most people have liked OTCC

Now you have made your decision and should go full speed to activate your BG.....and you have to put pressure on your lawyer to do this.....many but not all seem to  get their money back in a reasonable time  

And what a nice position to be in!..........a good slice of cash in Spain which you converted say 1.50 > 1.46 and a flat market yet good mortgages are still on offer

Now you will not get a property similar to a Tarifa at 116/119,000 € even now, but you could get a 2 bed maisonette on Polaris World ready late 2008 for 130.000 € [ 2 year delivery this goes down to 119.800 €] and in Orihuela Costa at 104.000 €......I can go on and on with examples

But there are some good deals about!........lucky you

I do not need you to tell me what i can buy and for what price, no doubt as usual you probably have a vested interest in the developments you have told me about.

I was looking on other forums the other day and i notice that you are on alot of those too !!!!

Fingers in many pie's ?!?!?

Good luck to you on your wind swept desert with no legal planning and yet again no BG !!!!!!

We have just received our bank guarantee for the full amount including the initial deposit paid on ACC. The expiry date is 29.9.2009. We have also received the full contract which included the building licence. The contact stated that building has already commenced, don't know if that bit is fact or fiction.

Not seen the site recently but received an e-mail from an ACC buyer who has transferred and visited the site a week ago....they are working on the site roads and digging out the foundations of the show houses 

Looks like OTCC is reality and a 15 month build time takes us to say September 2009 and for those of us on ACC who had a no BG it certainly looks to be the way forward...that is if you do not want MCC

The property down turn in the EU looks like being a 2 year recovery time, which takes us to 2010 by which time OTCC phase 1 will be complete with the services finished, which to be realistic are not as extensive as planned at ACC,

The price of our purchase is at 2004/2005 prices ,so by the time mid summer of 2010 comes around and we are enjoying the first full year of using it ,our investment will I suspect be looking good for the future!!!!

More and more buyers are looking for a Spanish environment and here at Tabernas you will have a modern property in that environment yet only 30 mins from an airport and the coast

Sure. this is an optimistic view, but perhaps after all the worries over ACC , evrything will turn out ' great'

Even if the recovery takes an extra year or so , does it matter if you are enjoying a life style

Clearly  Huma Indalo SL have to be able to fund the building so some may have doubts about this and about them producing the ' products'!!!

But for me who did not have a BG..........it is a great way forward

You know at 147.500 € - at todays exr circa £117,063 a Tarifa still looks good value .....just about get a good caravan in UK for this !

At our price 116/119.000 € ...at say an average exr of 1.34 circa £88,800...very nice thank you very much......and you never know the exr may just creep back close to 1.40 or above by Sept 2009!!!

Just received some photos from an ACC buyer who has changed which clearly show that work has started

Will send copies if anyone wants them...no one can now claim that OTCC is just another Huma 'con' ......liking it  or not is a personal matter ........but it is on its way  

And many of us will be very happy that it is!!!!

Have you been waiting long for your BG. We went over on the 22nd March and were told we would receive our new contract and cancellation contract within a month. We have not had anything yet.

We have reserved a plot on OCC but not signed anything else as yet.

This is good news about you receiving a BG as I would have been reluctant to sign a cancellation contract without knowing of anyone who signed all the paperwork and received a BG.

Hope the is the start of something finally happening

We exchanged our plot on ACC to OTCC on 14th February 2008 (the first to do so)and have received all the contact and bank guarantee this week. All seems to be in order, our solicitor is happy and we are very pleased with the situation. I think " and now the final curtain - the dream is over should be changed to the dream is becoming a reality" It's a shame that there are people on the photo's I assumed they would be just the site. Never mond perhaps someone will take a few shots for us all to see, we cannot get over until next January as we run a pub, so it would be nice if someone posted some photos for us to look at.....

Hi everyone Just registered on this site, we have been members on the ACC site now since 2005 we have now transferred to OCC we went on a Inspection trip last month through Parador to see OCC and liked what we saw in fact we prefer the area to Almanzora

A couple of weeks ago we signed  our new contract on site after being there discussing everything for three and a half hours with Huma and our Solicitors on the telephone several changes had to be made to our contract before we would sign it, All we are waiting for now is our bank guarantees coming through.

We are on Manza 1 Tarrifa plot 26, the machines were on site starting to put the roads in at that time, we toured the area and called at some villages in the mountains which were very pretty anyway that's all for now off to work

Seems like the BG's are filtering through if G&T has one and we have, we signed late February. We were also told it would take one month but I think you should allow a little longer as the work load must be pretty big for the office staff, what with us happy bunnies on the OTCC site and the disgruntled ACC site purchasers, thats what we were told when we rang Huma. But they came and thats the main thing. I thought the photographs would be ok to post, sorry Rowlandsb I wasn't aware of the implications.

Photos of the site as we found it on the 4th May are now uploaded.

General area shots but one of the road infront of Manzana 1 is clearly visible with the stakes in for allocated Tarifas.
