Hi guys! Look what my agent from trampolin hills sent me. I now feel a bit more relaxed there nothing worse then feeling left in the dark!
I have received e-mails from some of my clients very worried about things they are reading in forums about the project in Campos del Río. I have read about clients who are looking for legal assisstance and also solicitors who enter offering their data to be contacted. This seems crazy. There are people who have not even purchased a house.
I have answered many questions about a company´s bankrupt, closed offices, and so on.
This is the answer I have given these clients:
Some say there are no licences yet because lands are green protected. False because lands were rustic and with no agricultural use. Just what we call dry lands and there is a license related to environmental impact so everything is legal regarding this aspect.
- The company is closing offices. True. We have closed the office in Torrevieja, Murcia city and Cartagena because the rent we paid was very high (6.000€ per month) and no clients were there. Clients come directly to the main two offices or through the real estate agencies so it is obvious that all the companies must try to be efficient especially in difficult times for selling.
- Bankrupt. People use this term and do not know what it means. In Spain there is a recent law which says that before a company goes to bankrupt it is necessary that a judge passes a sentence from the mercantile court of Murcia, so I think that the person who wrote this news in the forum should have attached a legal document from the court which can prove a sentence against Trampolin saying that the company can not pay any money at all, you can ask about this situation (bankruptcy) to any Spanish solicitor, and that is the full truth (explanation given by Pilar Cano, one of our assessors).So taking into account we have a development in the process of escritura, no judge would accept a bankrupt because the company is receiving money from these houses).
- Proyect blocked by the regional goverment . False. The regional goverment said the project has all the necessary approvals to be definitely approved but the general director (the person who has to sign) said it was necessary that a vote was carried out in the town hall in Campos del Río. Due to the lack of agreement between the two parties in the town hall this meeting has been delayed for two months so the company has informed the mare this morning that the company is going to denounce the town hall for not carrying out the agreement they signed in 2005 and which let the company sell almost 2000 propeties so far. So the company would ask all the money it has given to the town hall (as the agreement states) plus indemnization. This morning a judge has declared that the town hall would be subsidiary responsible of the company so we expect we receive a promt reply from the mare taking into account the seriousness of the case. This morning also, a solicitor in the name of 50 Irish clients has carryed a notification to the town hall.
- looking for solicitors together. I think people should be careful with this because we all know many unscrupulous solicitors are always looking for good opportunities and this seems one of the best for many of them. There clients in forums asking for union of all the clients (and some of them have not even bought a house here). Now they are also entering english forums extending all this nervousness and looking for more clients. The thing is that it is obvious that the company is doing its best to solve the situation as soon as possible, because we can not forget the first to be interested in this is the company.
So, what else can I say. I honestly things will soon be solved and once the building starts we will all be more relaxed because definitely clients want their houses and not causes with the justice.
I have just been informed that there will be a meeting in the town hall tomorrow afternoon at 7 o´clock. I hope we will get good news from it.
