Hi,
Thanks for the pics.
Just received an email from our agent, who says he has visited the site today.
In his words, "looks like ants everywhere they have started with a bang".
Let's hope that this time they are finally getting it together!

My agent, European select properties visited the site this week and said he was not allowed on site to take pictures because of safety concerns - he said it was heaving with workers, machinary, JCB's etc and they seem to be really cracking on with it. At last we seem to be getting somewhere - Ive just booked flights with Jet2 to Almeria for next year - I hope Im not tempting fate!!

Hi there. I have just returned from 2 week stay in our Las Mimosas Apartment (directly opposite Calas del Pinar site) and can inform all doubters that there is intense activity on the site from early morning until evening, 6 days a week. Visually there is not much to see unless you view the aerial picture which shows massive trench work for pipe laying.
Close to Milenio Apartments the 1st phase actual building work is underway and they are starting to built Townhouses.

Personally visited the site on the 23rd September/24th September and 25th September - there was activity but not massive!
We visited the site again on the 29th September and saw very limited activity.
Appreciate this contridicts some of the other reports posted but we can only report what we have personally seen. The activity is centred at the present time around laying pipes etc.which is understandable.
The foundations for the houses on stage 1 were unchanged from that we saw 6 months ago.
The office have given us completion dates of June 2007 for phases 1-3 and September for our own phase of 7.
They are currently selling on phase 10.
We were also advised that to speed things up that 2 contracts have been given out. This will mean that the right hand side phases are to be built by Estos and the other side another contractor.
We have visited the site up in Rhoda built by the builders and are happy to say that the quality of workmanship visable in the show house was of good standard.

Did you get any other info from the site - whether licenses have been agreed in full or not, when proper building will begin etc etc - the information is so conflicting.

Just returned from Almeria, for what its worth these are our observations:
We have purchased on phase 3 and although the official completion date given is June 2007, when we questioned the girl in the site office she said it could slip to Sept/Oct.
The reason given for lack of building work, just preparation of the site, was that although the building licence had been approved, building could not commence until they had received the official copy from the town hall. Our solicitor confirmed there had been a deliberate slow down of all building approvals in Almeria. Maybe not such a bad thing if it means ensuring all plans are adhered to.
On the positive side and after spending a few hours in San Juan, we are convinced we made the correct decision to purchase in SJ. The square and promenade look superb, the scrub land across the road just needs tidying up or better still if the golf course is eventually built.
Agree with Rowleyhouse re. quality of the workmanship and fittings at Roda, the security of external doors was particularly impressive. Spoke with a couple who had recently taken possession, they were pleased with the construction and happy with the way Peinsa had quickly sorted out the few problems highlighted during snagging.
Hope this is of some help, when all this is over we can maybe wonder what all the concern was about.

We to have also just returned from a site visit to Calas del Pinar,we avoided going last Thursday 12th as it was a holiday in Spain,but having arrived on Friday, it appeared that the Builders decided to extend the holiday to the week-end,so there was nobody working that day either.( perhaps we should have avoided Friday 13th as well!!)
We were advised by a very nice young lady in the site office, Patricia Garcia that our unit in Phase 1 would be completed in June 2007,the lack of obvious progress being due to the local Authority insisting that they complete the roads & green areas before they could start building.(Fairly obvious, for access, I would have thought.)
Having spent a while looking around the site it was clear that the Phase 1 area has not progressed in 6 months, much of the underground service pipes are installed,but not so much as a kerbstone in sight. In my opinion they have no chance of meeting the June date & on our return to the office Ms.Garcia did admit they might be 2 or 3 months late...........sorry another 2 or 3 months late !!!!
I hope to be proved wrong, but we won't be booking any flights to Almeria for June just yet.
I have asked to Solicitor to contact Peinsa direct to see if they can clarify the programme situation.
Hope the next report from site can give a more positive view on progress.

Disappointing that you saw still no clear evidence of activity to fastrack the roads or green area's. You would have thought this would have been priority to ensure that they were able to crack on and get the foundations going on the phases!
We have been advised that Pulpi Town Hall are insisting that the green area's and road layout's are in place, before building commences. Because of the visability of the site, the builders are not going outside of the permissions granted i.e. ensuring no visability in foundation laying etc.
In a way it is of comfort that Pulpi are taking developments seriously, however whilst this is ongoing imagine how much money is sat in the builders accounts!
We are buying on Phase 7 with completion scheduled for Jan 07 but the contract has written in a further 6 months before we are able to say the contract has not been forfilled.
Until the 6 months has expired within the contract, we are unable to take forward compensation claims for interest on the money they have of ours. However in the meantime we await with interest what happens to those who have a earlier completion date within the earlier phases.
What is frustrating is many of the buyers, including ourselves would prefer an achievable completion time table, on the understanding loss of interest on money transfered was paid to us.
By us continuing to share updates on the forum, at least we feel we are reasonability up to date with developments - or lack of developments!

Not wanting to add to the gloom, but my parents have called from San Juan this evening. They bought cheap flights a year ago since my house was supposed to have been completed in September, so instead they are staying in the Hotel Calypso for half term.
They arrived on Friday, and have seen no building work either on Friday or Saturday. There is apparently a couple in the hotel that have just bought on Phase 9 and have been told that competion for them is likely to be in 15 months time - i.e Early 2008.
I am trying not to get hacked off but am finding it increasingly irritating that there is no real progress going on. In just over a weeks time it is November, how on earth are they going to get some completed by June? I will be contacting my soliciter again in the morning. As rowleyhouse has said, they are supposed to be getting on with the roads and green areas - and you would have thought that it really would be all hands to the deck. So why is nothing happening? I cant say I'm getting nervous, but I am certainly wanting someone to start telling us the truth as to what is going on.
Ill report back if I get anything useful from the soliciters.

we are buying in ph 5 and am getting reports from our agents that things are going ok with foundations in. We are down there next weekon holiday to see where they are at. We are confident this is going to be a great place to be and looks like theres a great bunch of people going to be down at CDP. All good things are worth waiting for.

I'd like to think that but just beware - that may be agents talk. As I said in my previous post my parents are there now and report hardly any activity at all. I hope you can prove them wrong.

RSTD - sorry to be the bearer of bad news but there is no way the foundations are in on the phase you are buying on. We visited 4 weeks ago personally and further updates on the forum suggest little progress since.
The only foundations in place are those on 6 properties on phase 1. These were done over 6 months ago, when worked stopped due to the licences.
Once the green area's are done and road, the foundations and properties should not take long to get up. As mentioned in a earlier update the intention is to have 2 contracting firms building simultaneously - one on the right hand side of the development and the other on the left. However, without the licences they cannot get on!
Look forward to further updates as buyers visit.
We have flights booked for March and June but have already booked accomodation as there is no way that the houses on our phase 7 will be built by then!

But the question is, if Peinsa have been told that they need to get roads and green areas in before building commences, why aren't they getting on with it more quickly. I suspect because of the overrun they may be busy on another site development somewhere else, and rather than have 2 delayed developments, best to just have one (ours) with a big delay, rather than 2 with a delay, if you catch my drift. I hope this is not the case but clearly there must be a reason why hardly any builders are evident at the site. If they are not careful there are going to be a lot of investors pulling out.

We have recently returned from CDP and were told the same as everyone here is reporting: that Pulpi has insisted that roads and green areas go in first before they issue any licences.
However, we found out from speaking to someone in a bar in the village, that Pulpi are delaying the licences for political reasons. Basically, at the moment all taxes from Terreros can be used to fund any improvements to Pulpi. Once there are 1,000 residents in Terreros, it can break away from Pulpi and any taxes will then be spent only in Terreros. With CDP being such a large development, Pulpi are using delaying tactics for obvious reasons!!
Unfortunately, this means the delays to the build could be very lengthy. We have bought on Phase 1 and, although we came back from the holiday disappointed, decided that we would put any thoughts of being able to stay in our own beautiful holiday home at CDP off for at least a year, with a view to maybe even having to wait 18 months.
I know this isn't good news for any of us, but the reality is that at least we won't have false hope. The person we spoke to has many contacts in the area and is a reliable source.
One thing is for sure, we also came back resolute in our choice of area - it is as stunning as we remember a year ago, when we first set eyes on the place and put a deposit on the house. Just hang in there everyone - it will so be worth it! Remember, your money is invested, and the only way is up for that place. Did anyone else see the gorgeous new golf course at the back of Terreros by the mountains? Wow, that is stunning! Terreros Golf has not been started yet but with 2 golf courses in the Terreros area (there's another being built too but heard that it may be a private one - anyone else heard?), that will raise the bar on house prices too.
Just for info, the hotel that was going to be built at the front of the CDP development is now not going ahead and will be a one level commercial centre only, so that the view is not spoilt. There will be a hotel at the Mundo Aguilon golf resort being built in the mountains behind Terreros (about 2 minutes in the car from CDP!)
As you can tell, we had a very productive trip!

If thats the case then whats to stop pulpi never signing the licenses? After all this has been going on a year already and explains all the different excuses that we have all heard. Its all very worrying and I cant see an end to it. Perhaps this is one of the 'nightmare' developments that you read about which can be delayed 2 or 3 years?

What we heard is that there are elections next year and that will be the time Pulpi will allow the licences to go through, as they know they will be elected out otherwise.
