I had some interesting phone conversations today with Huma regarding OCC that I will share. My position is that I have decided to transfer to OCC from ACC but am delaying signing my reservation contract until I feel sure that the project is legal and building has commenced in earnest. This is what Huma explained/told me in list format:
2 show homes are completed and photos available to anyone who wishes to see.
They have planning permission to build on the whole site.
They have to submit plans and details of each planned manzana to the town hall in order to get some other 'licence' to build - thought to be a formality.
Initially they submitted these plans for manzana 1 & the apartments area and a licence was granted - I think that this might be the 32 houses that I've seen referred to.
Last week they submitted plans for manzana 2 (Aromas), manzana 3 (Tarifas) and manzana 4 (Cabo de Gata) - They expect the licence to be issued next week.
They will submit plans as they get reservations as they may need to change house styles depending on customer demand. I believe manzana 4 has been changed due to the high demand for Cabo de Gata villas. Also this licence application costs 30,000 Euro per time so they wait until they just about fill the manzanas. They really don't see this as a big issue.
Full contracts only started going out last week so noboby has yet been issued with BG's.
They are telling people that the BG may take 30 to 40 days after contract signing. This is because they are using an insurance company new to Huma and basically they are not sure how long they will take.
They are working with the insurance company to see if there is any way for clients to have or see a BG prior to signing (possibly on the strength of a signed reservation contract)
That's about all I can remember, so please take it as you wish. For myself, I will be expecting news next week regarding the issuing of this other licence and do feel a bit more positive following the conversations - maybe 'm a sucker for a story.
1 the licence mentioned is I presume in our terms' getting building regulations and final detailed planning approval for each plot- Licencia de obras
2 An ACC buyer > OTCC has posted on this site that they have their guarantee
3 I await mine but have been told that my Tarifa will be ready June 2009 [ give or take 2 months]
To me this is positive.....
but you all have to make your own minds up
And....if you do have a BG at ACC ....you have other options in the current market.......some good buys in 2008!
