Some time over the next few months La Recoletta should be holding it AGM.
I have heard some dates knocked about but nothing confirmed. For some this causes difficulty, holidays have to bee booked flights arranged etc etc. It seems odd to me that the AGM isn’t on the same day every year. Eg (Not a suggestion) the first Tuesday of October)
I am going to email the administrator and ask the date be published as early as possible people can start making arrangements. I suggest that you do the same.

We have spoken with Jose, and the AGM is Monday 29th Sept. Apparently the date was arranged at the last AGM of Sept 2007. The venue and the commencement time have still to be confirmed.. Hopefully there will be a good turn out as I am sure most of us will have some points to bring up regarding the complex and it's surroundings. This is the best way to have our voices heard, so I hope as many as possible try and make it

Sorry for delay replying;
I dont think i'll be able to get to the agm meeting in Sept.
I shall be out in July and again in Sept, but not at the time of the agm.
Maybe someone attending can post the minutes or maybe we can get them from the Pres.
It might be a good idea if we could all post on this thread some QUESTIONS which we would like answered....
and then someone could ask personally at the agm (better to present questions face-to-face).
I do hope to catch up with you some time soon, pls give my regards to Gordon.

To get things started on things for the AGM,
I would like the community to ask the local authorities to put some seating on sea front.
I would like to see a rule stating that the garage area is not to be used as an exercise yard and toilet for dogs
I would like to see some money spent on pictures and plants etc in the communal areas of the blocks.
I belive that the walls around our community do not offer any protection, so therefore a high fence should be erected.
No lets have some debate.

I have just come back from a few days at my apartment and have come away with some observations and actions I would like the community to undertake.
Walking around our paradise in the sun, I was surprised at the number of apartments with laundry hanging over the balconies, this should be picked up by the committee and the owners written to.
I was also shocked by the campervans and cars parked on the sea front. I would like the communities to ask the authorities to declare the costal path as a pedestrian only area, no entry signs at the end of every road on to the path and the police to take action against anybody breaching the rule.

We have just come back from spending 2 weeks in our apartment, LR1, Bloque 8/3e, The first week was very busy and it seems that the rules set by the community are being completly disregarded, Towels overhanging balconies, inflatables (extremely large dingies, rings, lilos etc.) in constant use, Kids running riot, water pistols, music playing, swimming pool hours not adhered too, some were out at gone midnight on some evenings, Discarded beer cans and fag end all over the place. Dogs being allowed to run lose, the door of our bloque wedged open with stones (security???) another thing that was annoying ... people using the corridors as storage areas for guess what? inflatables! prams, chairs, shopping trollies, It's a hazard in the event of fire and the corridors aren't that big anyway.
I am not a kill joy but we thought that we had bought into some civilised, tranquil get away spot far from the madding crowd, not JOIN the maddening crowd.
I can only assume that the people were renters and not owners, owners I thing would have more respect for each other.
I would also like to comment on that someone in Bloque 7 (I think) has put up a striped awning that looks awful, we have had an awning put up according to the rules, why can't we do something about the flagrant rule breaking?
Who is to tackle the rule breakers? Are you going to tell the people swimming at midnight to stop? It's ok to have rules but actually enforcing them is very difficult.
I shall not be attending the meeting personally but my wife is, the above comments are mine and do not necessarily reflect hers.
Is there be a possibilty that there will be an opportunity to vote for any specific items on the agenda by proxy? I think that there will not be that many in attandance and it would be a good thing to get a majority vote on any major issues.
BTW I do agree with the previous comments, seating on the sea front would be good and so would a pedestrian only area, I have always thought that the fencing is totally useless,

I totally agree with everything that you have said. My husband and I were out roughly the same time as you and we were concerned enough to go up and meet with yhe administrator to inform him of all that was going on, that we were not happy with. Granted I think the biggest problem is with rentals, how they can enforce the pool rules on them I don't know. We are in Phase 2 and I know where you are coming from when you say that they were in the pool at nearly midnight, for I actually phoned security. This is not what we thought we were buying into and from speaking to other owners that were out at the same time I think we are all in agreement that something has to be done before next summer. It is after all a residential complex not a holiday complex.
There are a few issues that I will be bringing up at the AGM as I am sure other owners will as well. I know that mid July and the whole of August is a really busy time and there will be a lot of rentals but surely there must be some way of ensuring that they respect the rules of the community.
Hopefully we will be able to air all our issues at the AGM and work on the best way to solve them. There are residents on phase 2 as I am sure you have on phase 1 and hopefully if we all pull together we can achieve how we would like our complex to be run

What I am about to say will probably upset some folk.
You will know from my previous posting that agree with most other owners about the way the community should be run, however there is one point which I think some are making which could lose an agrgument. I have heard some say that ours is not a holiday resort but a residential development.
I still have all the marketing bumf I was given and no where does it mention that this is a residential development, indeed it is called 'Punta Prima Beach Resort', this to me means a beach side holiday resort. So that's what we have to live with.
However, the bumf also says, 'Luxury Homes' and 'In an Exclusive Environment' so this, to me means 'Standards'.
I do believe that we have to come up with a way of enforcing the standards we expect. I have few ideas, though I'm not sure how they would be greated.
I'm wondering if it would be worth organising a meeting here in the UK for those who can't make it to the AGM (not excluding those who can), one Saturday or Sunday just to go through the issues.

NO NO NO..... What you say will not upset any folk.
Past few comments regards community rules are very fair.
Just these few problems that need to be sorted.
I think they can be resolved very easily by admin, but they need to be made aware and follow them up.
Happy to meet up with anyone from phase 1 and 2, at any central UK point for a chat and drink.

The idea of an AGM pre meet in the UK has not worked, however a pre meet in Spain has attracted about a half dozen interested. My appartment is very small, can anyone suggest a venue?

Having owned an apartment in a residential area for the past 5 years, the comments here are very interesting.The apartments have been marketed as a holiday complex with facilities i.e. pitch and putt.This is still a bug bear of mine as these apartments/complex were sold with that as a large selling point, along with other facilities, none which are available.If apartments are allowed to be rented out ( which they are ) however unsightly towels overhanging are it is hardly a hanging offence.I think that as owners we should concentrate on what we paid for and exactly what has been delivered.
There have been various rules set out by the owners of my previous apartment. i.e. topless sunbathing,banned, overhanging towels,bbq's,flower pots,colours of paint,glazed roof-tops,ballustrading etc etc.These to name but a few.A Spanish neighbour of ours puts his washing in the front garden,and does all of the above, he hasn't paid community charges for a year.The commitee are taking him to court.............Spanish, his own country and apartment I think not.A lot of rules and regulations do not work and I have seen neighbours strangling each other, no joke....I don,t think you can control other peoples behaviour and I think most people have a lot of respect when visiting etc, but for the majority it is a holiday and people let their hair down.Imposing a lot of rules costs a lot of money and you have to remember that you need a majority vote to take a person or persons to court over a silly situation .As always, if you are not there and it really does not affect you, do you want to spend your hard earned cash on something that may never be resolved.Common sense in all things........................

Can anyone tell me where the AGM is to take place and at what time? I have emailed the Adminstrator on this matter a number of times but he has not replied, also can someone send me a copy of the paperwork?

So here is me opening a can of worms.
At the AGM the community banned the use of Glass Curtains on our balconies. Much to horror of one resident who had spent €4, 000 having them installed on his balcony, it has to said, he did this with out seeking permission. He will now have to pay to have them dismantled.
While I would agree that it is undesirable that changes to the external appearance to any apartment is made with out permission of the community be made. I think that the community acted hastily in voting against the use of glass curtains.
I say this because very few at the meeting had seen the offending curtain, conversations around the pool the following day people were saying that now they have seen what was being talked about that they would not mind people having them.
I am suggesting that if you feel the same way, that we write to the administrator and ask for a stay of execution, that the committee do a proper enquiry of the issue of glass curtains and the report to the AGM next year with a proper balanced view and then can make an informed vote on the issue.

Hi john,Hope the meeting wasn't too arduous.I agree with what you say regarding many things and certainly think a 'stay' regarding the glass curtains should be allowed ,until things have been talked over.I do think that anyone considering improvements/alterations etc should seek permission first.( although many think if they own the property they can do whatever they choose.) One thing to keep in mind regarding improvements etc ,is that there are the lucky few who do live in these apartments all year round and ultimately their needs will differentiate from that of the occasional visitor/owner.The glass curtains provide an extra room for many and also help with the insulation during winter months.Just a few thoughts otherwise hope it went well.
