Long term letting agent - too good to be true?

Has anyone had any dealings with The Letting Agent? A company that claims to specialize in winter lets. They say that they will take the property on for 24 weeks and guarantee the rental for that period. This sounds too good to be true to me. Has anyone dealt with them or anyone similar or have any advice. They want a fee up front which is why I am sceptical.

One thing we have come to realise (too late) since signing up for our property in Spain is that if it sounds too good to be true, then it probably is too good to be true!
I don't think it's normal for a letting agent to charge a property owner a fee up front. They usually take the first month's rent as their commission, but only once a tenant has been found, has signed up and paid up!

You've answered your own question - If it sounds too good to be true, it is!
Reputable agents don't ask for fees up front - always when they have found a tenant. Unfortunately, due to the lack of regulation, customers have no access to legal protection, so never part with your money until you've got what you're paying for!
You never know, these people might disappear with yours and other people's money after a few months!

If tthey can guarantee occupency then ask THEM for money up front. After all if they are true to their word, it is of no risk.

I think most reputable companies want an upfront fee to pay for advertising etc. We use Easylet part of the Easybuy company in Torrevieja. They have managed to find us decent long term tennants for the last two years. We have been really happy with their service, no problems collecting rent or electric etc. All paid into our account minus their commission. Worth paying for a decent service.

They certainly sound too good to be true. Don't pay them anything. A good agent wouldn't make such outrageous claims or ask for money upfront.
If you need an honest company, who even sends the security deposit to you (most hold it in their bank account earning interest etc) then look at company called Property Rentals in Spain, They give free advice and are very professional.
