Is it obligatory in Spain to have house insurance for tenants???

 Hi there everyone,

I am planning on renting my property for a few months, i have a normal house insurance for the building and contents. Obviously i am taking my contents out.  Do I need anything specific for the tenants?

I have been told it is not obligatory in Spain to have house insurance for tenants but that they are not covered if anything happens to them as they would have a rental contract.

Any help would be appreciated.

Check if the house insurance has civil liability coverage and if not, it is advisable to hire one. Not obligatory by Law iin Spain at present for regular rentals.

Maybe you can look for a company which offer good rates for this together with regular home insurance and a chapter for renting related events: lack of payment of rentals by tenant.

I always highly encourage people to submitt the contract to arbitration rather than Courts.

 Dear Joanmalaga, I make my tennants pay for contents insurance while i pay for the buildings insurance. So 50/50 split really. its a very fair way to do it. And safer for you.

I would suggest to them that they take their own insurance out for contents, as the things are theirs.

 What i am most worried about is them having an accident, i have been told that even though i have 3rd party liability insurance this only covers guests and not the actual tenants, if anything happens to them where does that leave me?
