HI GUYS MY NAME IS CLARE KEEBLE.  MY HUSBAND MARTIN AND I ARE BUYING AN APARTMENT AND NEED SOME ADVICE ON:

COMMUNITY FEES

RESIDENCE TAX

SUMA CHARGES AND ANYTHING ELSE WE WOULD NEED TO KNOW ABOUT.

 Hi surely your Agent, Developer, Seller will provide this information for you, or your lawyer can ask. Each place, property has different rates.

I WAS TOLD THAT SUMA TAX WAS AROUND 407, COMMUNITY FEES WERE AROUND 446 AND NON RESIDENCE TAX WAS AROUND 326.  BUT THIS ALL SEEMS A BIT HIGH TO ME.  WE ARE BUYING NUMBER 63 BLOCK 3 PHASE 2.  ANY IDEAS IF THIS IS RIGHT?

Where is Brisas? is that a place a development both?

I guess you mean brisas del mar in formentera.  The council tax ( suma) is 145euros a year 45euros a year to empty the rubbish bins dont know about your community fees i live in another block

Yes it is in Brisas del mar.  In formentera.  Is that suma tax each or for the apartment?

ask for a copy of the rates/IBI demand and that will tell you the rates and also details the catastral or rateable value

and ask for a copy of the last paid community quota

We have a 2 bed 2 bath no garage at Brias and we pay €182 twice a year.  I think  the price also goes by how big the apartment is and you pay extra if you have a garage. The Suma etc may not be payable till the second year so you will most likely pay extra when you  to pay yours. Non resident tax I think was about €120 and I am i think the second about €64 for us both. Suma and the rubbish tax is per apartment.

Sorry, but I don´t. Brisas is split up and I have no idea which part you´d be buying in. I suggest you pick the last post on the Brisas community site and email that person and they may be able to give you the information. Alternatively, ask your solicitor/agent for the contact details for the administrator and they will give you the information.

I would suggust that before you become another in along line of people whose Spanish property purchase becomes a nightmare that you do some serious reseach first. After the fact it is too late. Unlike 12 years ago when it was far harder to get that information today it is but a click away.

Secondly and not to taint everyone here but if they are willing to deal with you in English than you are probalbly paying dearly for the privalage.

ps pardon any spelling mistakes spell check has gone on strke!
