Not sure if anyone is interested but for the last 4 years I have posted End of year costing for me as a Non Resident owner in Spain.
I hope this will be of help to others that may be thinking of Purchasing in Spain.
Today I received my end of year tax bill from my solicitor ready for payment on or before 15 December 2012.
With only 2 more bills to come in November 2 monthly Water and Decembers Electric. I have averaged these out to formulate my end of year expenditure as a Non Resident owner.
My house will have been occupied 132 days during 2012
My house is a 3 double bedroom property with a pool with response alarm provided by Securitas. It is what I would call frontline with only a short walk to the Beach.. Longer walk back as it is on a Hill.
Total costs give or take a few Euros was €3329.64 at today’s rate of exchange = £2685.19.
My 2 largest bills over any year are for pool cleaning and The Securitas Response Alarm. If I took them away from the total my total expenditure would be. £1751.19p for the year This amount includes Electric, Water, Bank Charges, IBI, Solicitors fees, Non-residence Tax with a small amount of income tax. House and Contents insurance.
Last Year 2011 Total expenditure was €3157.14 @ the then exchange rate of 1.15 Total cost was £2745.34.
So perhaps because of the difference in exchange rate it cost me approx €60 less this year 2012 to run my House.
And what a time I have had this year. Bring on 2013 it can only get better.
