i bought a property 5 years ago that ive rented out for 2 years im looking at selling it i will probably make about 25K on it, How much would i pay in CGT,

Where are you domiciled? if you're non-dom UK you've got until April 2015 to get rid of it with no CGT.

Yes Guy, good news.
Bad news is, if you are non-dom UK but you are resident of Spain you will owe the CGT there

If you've used the property has your main home within that last 3 years you might be able to wangle main home relief although this is being changed to two years soon
