Help with multi agency listing - urgent!

Okay, here's the story. I listed my property with the agent I bought it through. She said price was great and did I want to do multi agency? I agreed as was somewhat desperate. It then went completely quiet for 8 months. I then contacted again saying I asolutely had to sell and what price would sell. They advised, it sold within a week and they have asked for the 5% multi agency fee but I am suspicious as to whether they ever listed it. Firstly as the first price was very low and I heard nothing for so long, then because when I got back in contact they asked for some of the property details again. I can't find the property by reference number when I searched for it on multiple agency sites, and lastly on their right move advert for the property they state 'You will not find this property anywhere else.' I don't want to accuse them of anything without being sure. Is there anyway I can find out for definite? I'm happy to pay the 5% if it was multi listed I just have a funny feeling about this...

As far as I'm aware, most agencies working with an MLS system charge 5% regardless of whether they sell it themselves or via another agent. The only difference is that if the buyer comes via another agent, they have to split the 5% with them. But they should have explained this to you when they originally listed it. Of course, some agents will be willing to negotiate their fee if they sell it direct - maybe 4 or 3% - but you would have had to discuss this with them before the event - it sounds like it's a bit late now, if the sale has already taken place.

I understand they split the 5% if another agent sells it and keep it all if they sell it for themselves but I'm suspicious that they never actually put it MLS because of what they put on the advert. I just wondered if there was a way I could find out for my own peace of mind?

Does it really matter now it's sold. Just open the champers and thank your lucky stars.

I find it a little strange that you never thought to look for your listing on the agent's website - and others - while it was on the market. Most people would want to see how the agent is promoting it, and see what competition there is etc. It would not have taken long to find it by looking at other sites, IF it was with the MLS agency. But the RightMove ad almost proves it wasn't.

But I have to agree with Conchi - what the heck does it matter now? 

I did look initially but to be honest I was trying to block the whole saga out due to it being one disaster after another as well as having personal stuff going on in uk (and also I didn't really know where to look as thought the system might be different in spain) As for why does it matter now, well I thought as it only sold a week ago it may be worth questioning them on the off chance they say they made a mistake.. clutching at straws maybe. I think I'll crack open the champers now.
