Hi Guys!
Can anyone help us?
We are considering buying a property on Hacienda Del Alamo.
Trying to find out the annual community fees? (struggling to get an honest answer from estate agents!)
Property will be 3 beds either own pool or community pool (probably detatched)
Also, what other annual 'running' costs should we consider?

When you find a property you like seek out the community president and ask him or her on fees, estate agents CANT give you a cost only if they contact the president

Depends which community - but reckon on around 2000 euro per annum. If its a large plot you need to factor in the local 'council tax' (IBI). Even for small houses on the develoment it comes it at around 700 euro a year. Water and electric costs now have quite hefty standing charges, so even if you're not there you'll find you get charged around 40 euro a quarter for each of these. Then there's the tax for owning a home in Spain (assuming your main residence is in the UK). Be aware that this tax is per person, not per property, so if there are joint owners they each get charged. Even with all of that it's still a beautiful place and even during the worst of the recession it's been regularly maintained so that it looks good.

It anyone saw A Place In The Sun last week, two sisters (one in a wheelchair) were looking for a wheelchair friendly 2 bed apartment on the Mijas Costa for circa £180K. They found the ideal property, until the community fees of £303.00 per month sunk in, albeit having a heli pad for energency hospital admissions, it was the Scandanavian something or other apartment complex, has anyone seen/heard of it?i

I would have thought the most obvious people to ask, if it's an existing property that is are the owners now, they must have invoices and bills for said community fees, if it's not built, or finished yet are any of the similar properties close by got tenants in that you could ask.

Owner of the property needs to inform you on community fees.
Ask him for IBI annual amount too.
