Does anyone know why a Nota Simple is yet to be issued on a completed new development when the Horizontal Division has been done

A nota simple is an exptract form the escritura/title deeds. If there is a horizontal licence, this is just a first step towards this and presumably the process of granting the actual title deeds hasnt happened yet.
Best check with your lawyer to see what the problem is as usually in legal developments (in my experience) one can obtain a not simple even before the build has finished!

Nota Simples for individual dwellings can take up to a year to be issued (possibly longer still but thats the most I have heard of). AS Rixxy says it is one of the many processes leading to the LFO and Nota Simple being issued once each dwelling has its own Finca Number (Land Registry Reference). Usually the time elapsing between HD and NS is about 4 to 6 weeks assuming there are no issues or complications.
