Hi everyone, after some advice regarding our administrator and our community in Murcia region.

When the community of 40 bungalows were built 20 years ago they were all the same size. Now several have build extension on their roof doubling size of their property. Does this effect the co-effiecent and community fees?

Community rules stipulate times of loud builders working 8-2 and 5-8 but builders are saying Spanish law is any time between 8am to 8pm. What’s point of community rules. Extensions being built just now with no legally required building permit affixed to property.

Our administrator has many communities but does not give any advice and has taken little action against non payers. One non payer has just build huge extension to use as b n b, so has money to pay community fees. I plan to vote against retaining the administrator at AGM next month. One non payers is over 10 years. Our president’s name was picked out a hat as nobody stood to be president last year, he is old and does not want to get involved.

We have one property where the owner has vanished. All communication was stopped years ago and he is presumed dead. Name tracing failed as that’s all we had, no date of birth, passport etc. House is falling to bits and affecting adjoining properties. Is there a way to force sale of property through courts? Again administrator can’t be bothered to do anything.

Quick reply, yes it does increase the co-ifficient, it is also probably an illegal build.

Iti s not the administrators job to enforec fines or other wise on owners, his job is the basics - book-keeping, keeping you legal, chasing debtors (if the community has approved this action at the AGM) it is not an inexhaustable list and i know some will correct me on here, but the jist of what i am saying is correct.

The real problem you have is not having a diligent President as it is he/she that drives the community on, it's hard work but you need it! it is the President that is in overall control of the community - not the administrators. Why don't you become President and take back control of your community ?

Sorry, have to go i have some disrespectfull renters to deal with!!

Best advice is to find a President who is interested in the Community, like yourself, then as Costa has said just start making positive changes by introducing some of the measures you have mentioned.

It is the Administrators job to carry out the wishes of the President who represents the Community and he will offer advice when and if you ask the questions.
