Hi Saltay,

If your house has been continuously marketed for the last year, you do not require a hip. i'm presuming that you just decided to have an EPC report for yourself.

Laury,

I have no idea what your agent is playing at, you have paid up front for your hip so it belongs to you and you should have access to it.  Whether a hard copy or a link to enable you to download on your own pc.

Bob,

You say you are marketing your house after christmas. Just wondered why you have paid for the hip at this stage. Also £400 sounds a bit pricey to me.  Also have they told you how long the searches are valid for?

Energy certificate has been applied for.  HIP won't be done yet but have had the survey.  The estate agents quoted "up to" £500 for a HIP and said "probably" £400.  Why, isn't that the going rate?  Also told it would take "about a month" to prepare the HIP.

Good news is house prices have risen 2% this month because of a shortage of properties on the market so this new system our wonderful government has brought in appears to be working well.  So far I've had quotes of "up to" "probably" and "about".

Maybe the phrase "Spanish practices" will drop out of our vocabulary and "British practices" will creep in to describe an utter b**ls up on how to buy and sell property.  (Remember, you heard it here first, folks).

Still, my wife and I worked out this will be our 17th move of house in the 39 years we've been married so I guess we should know what we're doing by now.  ((As always, first thing to do is panic and run round like headless chickens.  It's been that way every other time so why should it be different now?)

The expression tried and tested sporings to mind and if it aint broke dont fix it - so headless chickens is probably about right

That's really interesting bobaol.

We paid £400 for our HIPS and have a lovely CD that we can't print from.

Energy report said our boiler should be changed fo a condenser one. Muy pounds.

We should change all our bulbs for energy efficient ones instead of just some. Dimmers don't work with those.

To top it all. Solar panels on the roof would cut our water heating bills by over £50 a year! Wow.. Muy pounds again.

It's the biggest load of rubbish ever invented.

It seems there will be quite a few of us moving over soon.

Latest figures I believe are 8000 a week leaving the UK - thats without the 80% of the population that would leave given the choice. Not all coming to Spain I grant you  but many are.

Hi there,

I am wanting to do the reverse i.e. move back from spain to devon. Nothing is selling fast in either country so i think an exchange is the best way forward ...

I have a luxury villa in Dehesa de campoamor ...very prestigious area of the costa Blanca, the king of spain and minister for the interior both have holiday homes here. Its 300m from the beach, shared ,shaded,immaculate pool, 3 bedrooms and all mod cons plus a huge deck and grassed lawn.
