was buying a plot in murcia. paid the deposit to the agent who promised to repay it if we couldn't obtain building permissions. guess what? yep, no permissions!  now the agent, richard hall, of 'fast-track-properties.com' says we can't have our money back.  what a beep beep beep!  anyone else sufferred like this or can anyone suggest how we get our money back? thanks.

Hi John,

How much deposit did you pay,where was the land and have you got anything in writing.

Is it the permission that are not in place or is it the specification of the land that is wrong?

We have someone in the office that specialises in this,so they may be able to help.

Did you pay cash or credit card?

Sorry about your misfortune,unfortunately people like that give us all a bad name.

Hi, This is my first time here, and wonder if anyone can give me some advice on choosing an area to buy.  I'm looking to buy a property with enough olives to generate a small income.  But also need to be within a reasonable distance car/bus/train to an international school for my son to take his A Levels.  I've had so much conflicting advice from different agents, that I don't know if i'm coming or going.  I have a trip planned for 6th March and viewing will range from properties inland Malaga to inland Granada and up to Cordoba.  Any help will be much appreciated, as a single mum i'm finding this experience daughnting.

Hilary be really careful - the people I have spoken to about olive farming (not your average daily chat I have to say) advise me the work is extremely tough and can be hard to make ends meet. Apparently the Italians have the market sewn up and are very effective marketers - for the Spanish it is something of a different story I believe. The international schools with the best reputation tend to be on the coast - because there is more demand they can charge higher fees and pay better salaries to the staff. If you do find something with an international school close by dont rule out the International Baccalaureat as an alternative to A levels - it is a more rounded education and many universities give it more credence than A's

Hi Hilary,

Coincidently, I watched one of the Sky discovery channels showing a repeat of a "No Going back" feature based in Tuscany, Italy where a thirty something couple set out to create an income by rebuilding a house, becoming self sufficient gardeners and harvesting the olives from 350 olive trees. They stripped, sorted and shipped the olives to the local presser. It appeared very hard work and the return for the pure olive oil worked out at just £3,000 for what is one of the best regions in Europe for olive production! (They are very good at sellling it too!)

I'm sure you must have done your home work has I know that Spain produces  three times the volume of Olive Oil than any other country in the world and even ships large volumes to Italy only for it to be  "ReBranded as an Italian product!

I personally think the Granada region has much to offer and youre never that far away from excellent facilities, the coast and good airport access

Hi Hills,

We have an olive farm about 2 hours (driving) south west of Barcelona, outside a village called Flix. Great area.

One or 2 points to bear in mind.

I don't know your budget, but most farms large enough to supply an income do not have water or electricity. Ours dosn't.
We catch rain water (when it rains!) and produce electricity via solar. Chris, my husband, put the solar system together. It cost us a lot less than having a company  to do it.
(He's very usefulI like that, except when I think I'm up for a shiney new washing machine, and then the bugger goes and fixes the old one! Rats!)
I can almost run the house as if on mains. We still have a big generator to back the system up.

Don't be fooled by 'water comming soon' we were told this 4 years ago when we bought. Just been told it's another 2 years away!
Dito with 'electricity near by' pointing to a pylon. Most of the time these are not the type of pylon you can get a domestic supply from. If you can, as far as I know,
the cost of the transforma alone is around 5,000.00 euros Plus, plus,plus etc!

How's your Spanish? Yes the locals are very helpful, but you need to communicate with them!

We have nearly 500 olive trees and about 50 almonds. Due to lack of rain only about 1/4 of the olives fruited last year. Of that 1/4 only around 25 were worth dragging
the nets out to. Due to it being our 1st year resident and me having a broken arm, we harvested 10 trees. From those 10 trees we got 275kg worth 178.00 euros. (sounds lazy,
but with so much else to do and being our 1st year, we just wanted to test the water! see how the system works)

Olive farming is not hard work.
It is time consuming.
You have 3 or 4 months to get the harvest in.
Actually it's quite as calming job. 'What do you do Fiona?' ,'Oh I comb trees!' It's like stroking the cat using a big comb!

Thats not all there is to it.
The land needs to be ploughed. This keeps the weeds down. Fire is a major hazard, you have to keep the dry grass at bay!
The trees need to be pruned. Let the air and light in.
From time to time you wil need to spray them, pests etc.

I worry that it's a lot for a woman and her son to cope witth.

It's a good life.

Smiley, that was just 10 trees.  For all 500 trees I suppose theoretically it could yield around 9000 Euros for the year (that would keep you going for a month Smiley!!).

Does seem like a lot of work....

My point exactly.

Unless you can do this really big time, there is not much profit to be made.
Doing it big time means employing workers and/or using machanical divices. (both costly)

Having said that, the olives are just sitting in the trees, you just need to pick them to get money. Money growing on trees!

We didn't want to let our finca go to rack and ruin like so many others. We will try to keep it a running, all be it at a lower rate of returne than before.
There are too many fincas being bought by Brits (and others) being left to go wild. No wonder olive oil costs so much!

BTW. I can buy 750ml olive oil for 2.89 euros from our co-operative. Beat that Tesco!
