Holiday Rentals

 We've recently bought a property in Playa Flamenca. I have asked previously on here for advice for sites to find potential holiday makers. I followed them up, put adverts etc. I think the price appears better than others. However, although I have had a reasonable number of enquiries none have booked. (About 15).

Is it me or is it very slow this year. I know I would have booked had I seen something like it for the same price in previous years. Thank god I don't need the rental income. I feel very sorry for those that have bought and need the rental income to make ends meet. I'm only trying to rent out July and August as I don't intend to use it at that time of the year. Must admit I thought I would have loads after the place. Thanks kev2006n

I rent through a big rental company in Quesada, and they have recently told me that their bookings are down by 25% this year on last year.  As the euro seems to be weakening a bit against the pound, hopefully the situation will improve.  Rental amounts have also dropped - which is the bad news - and potential customers are doing some hard bargaining!!

 I've only gone in for long term rental, but will call a halt to that in February.  We want to spend more time out there - which was our original purpose for buying the house

It started out in France and has gone so well that they are now expanding into Spain. Hi Kev. I think Jane gave you some info on the Spanish rental sites to use? There seems to be a huge amount of enquiries out there, converting them is something totally different, especially if not in your mother tongue. I'm lucky enough to have someone help me out, but even then, results are very varied. I had in excess of 50 enquiries this year from Spain, of which I got 6 confirmed bookings. I think we are reasonably priced, but you can't be too cheap otherwise potential guests start to ask why. I think you also started late this year. You need to have a presence from about April onwards, even though most of our enquiries came around June/ July. Interestingly, even though we had much positive feedback last year, none of our guests this year were returning guests, so you can't even rely on repeat business!!

 Hi Mark, Yes we did start very late. The builder didn't finish doing the work on our property until 20th July. However, all my enquiries have been for August. I started out looking for a 2 week booking and that seemed to put potential renters off. I then put the price up, asked for a bigger deposit and became more flexible for the rental period. I did secure one booking for 9 days from a Spanish site. We had friends rent a week in August and my son used it for a week. So not a complete flop. I've had no interest for any other time of the year. Might have to rethink how I go about this. Think I might need to make a Spanish friend! Luckily it is not a major problem if we don't rent it. However, it seems a pity for it to be standing there empty in the summer peak weeks! Kevin
