2 month rental - what documentation should I receive ?
The Comments |
Hi
We may be renting a property for 2 months, the owner wants 1 months rent in advance and £300 breakage bond. Can anyone advise if we pay this amount "up front" what documentation we should expect from the owner ?
Don't really want to give a load of money to someone I don't know etc etc..........
What would be the best way to pay this money ?
Thanks

You should expect a rental agreement and the keys of the property.
Read carefully the terms of the contract and decide if they are suitable for you. It is also advisable to get a "nota simple" of the property from the Land Registry in order to find out if the alleged landlord is the owner of the property
The best way to pay is transferring the money to the landlord's account which has to be stated on the agreement

Thanks for the information. The property is listed on a well known holiday rental site, which usually does 1 or 2 week lettings. The owner of the property is well known to people I know in the village. Is it usual to ask for a rental agreement for such a short period of time ?

Of course, it is advisable to ask for a rental agreement even for such a short period.
Better safe than sorry.

We are viewing a number of properties and may only decide which to rent upon returning to England, excuse my ignorance as I am having a mental block, is it possible to complete the agreement "at a distance", or does it have to be completed whilst in Spain ?
Thanks

Yes, you can complete the agreements " at a distance", through fax or email for instance.
