Hi there,
Does anyone have any up to date news.?
Has anyone got a firm completion date yet?
The latest photos of the gardens looked great.
I would welcome some information from anyone who has been out recently.
We are going to be in Block 1.

Hello Mercedes
I am a local resident and visited the site last week. The road outside has been tarmacked and the gardens have been partly planted.In general the site looks good now,although there is still some work to done.By law all building work must stop by the 26th. of this month ,restarting in September. Presently there is very little activity on the site.
As for the big question of the HABITATION CERTIFICATE [without which there can be occupation], no one here seems to know , or if they do they are not saying !!
I would be glad to hear from you if you have any news from your end.

Welcome Mercedes!!
I got an update a couple of weeks ago from my lawyer who said the construction is mainly finished and they have had an inspectiion and everything is okay, they need to do some changes to small things including lights in the street and then they can have another inspection then apply for the occupation licence. Latest estimate for the certificates (though i take everything with a pinch of salt ) is for September.
I am going out to Moraira in August and will try to get more infor from developors/lawyers whilst there and will post when i get back, I do recall someone else saying they were going out there too recently but haven't noticed any posts, think it was Tony..

Hi All
I am sure people have started to hear now anyway, but i got an email from the developers and my lawyers that the Licence of First Occupation has been granted and that completions should be done by the end of September!!

Hi there I was at the site today, The place was deserted. No security there so was able to have a good look round !!. The external road is all nice tarmac now with ground level street lights , but he walls are all a bit poorly finished. The main and side gates look like they belong in a prison rather than what is supposed to be a five star development !!
I have pulled out due to the massive delay on the developers delivery time, however I do have a complete top of the range furniture package for a 3 bedroom unit if anyone is interested, the stuff is all in perfect condition in store locally. I now have to get rid of it . Should anyone be interested, please contact me.

I have to disagree with Estaban. We arranged a viewing with Steve last week and it looks great. He took us round the whole development and into our apartment which was complete except for the shower fittings. We drove past again on Wednesday and cleaners were in the apartments. Yes I can maybe see Eatabans point about the gates but they are remote and have to slide open so not sure what he expected.
What we need now are the OPI to move in and keep the garden areas tidy and the whole area cleaning up. Once we all start taking occupancy the place will come alive. At the moment it looks and feels a bit like a ghost town. Rushcliffe, OPI and our lawers all seem to be aiming for completion by end of September. While we were there other owners were meeting with OPI. One concern I have are the rules and regulations OPI seem to think they will be imposing. We do not intend to let our apartment commercialy and want to feel that we are in control.

I agree with ragingbull, the compex is looking quite good, if in the need for TLC for the gardens and pools being maintained and as he says once completions start and people move in, especially those with gardens, then it will look a whole lot better. Once concern I have just now is that for the moment they still can't complete due to a licence still being required for the tourist apartments and no clear idea on when this will be received, this is making plans to fly out difficult.
As for the gates, given you could climb over them if you want to, not sure the prison comment is very correct and also not sure if you could make them mmuch better.
I will post some pictures in due course.

Rushcliffe said last week they would be informing people this week,but nothing...

The latest I have is that they are waiting for the insurance (due yesterday 11th Sep or today 12th Sep) and to sign the management contract with OPI, estimated this week. Until they are done I guess no-one can complete, but they said they were hoping to do some completions next week.
Just a quick question for anyone, are you doing the completions in Moraira or being asked to go to Marbella??

Really sorry for the late response, never got an email saying the thread got updated.
This is the community insurance, public liability etc, latest i have is that the contract is almost signed for the management company and so includes the insurance, the management contract is due to start from 1st October.
It is all rather frustrating and getting a straitght answer from lawyers, developers and OPI is not easy, I'm not saying they aren't trying just not being clear on where we stand......have you arranged a date for completions yet??

We have now completed on our property and everything went fine , apart from having to do it Marbella due to my lawyer being a pain in the a&*e!!

New to the message board -Dave and Sue Perrett
we were the second to complete and all went smoothly on the day.
The only problem we had was with the 10000 euros furniture allowance - we decided to furnish it ourselves and were promised the money on the day of completion but it took a week to get it thro.
Understand there are still some problems with electricity supply.
We are still waiting for OPI manual/costs although we have had a contract to sign re letting which our lawyers are looking at -not that we intend letting.
General comment from our lawyer was that Rushcliffes lawyer was useless and didn't return calls etc -need to keep the pressure on.

Welcome to Eye on Spain and Jardines de Montemar!!
I agree about lawyers, though frankly our lawyer wasn't that great either and I am just so pleased that its nearly all done with lawyers. My understanding is we all have to sign the agreements and rent out the property commercially at least one week a year due to the rule of it being a touristic apartment, we do plan to put ours up for rent so for us its not an issue but you will need to work with that restriction as its a legal requirement.
From my friend who was out doing the completions, the story on the electricity is that its still on the builders and cannot be setup for the community until the community is legally established, he was told that next week the electricity would be off for 2 days whilst the transfer took place.
Anyway, congratulations on your new place in the sun!!

(Dave, Sue - I know you are aware of this, sorry if others are and I haven't connected the email details to your forum name)
Anyone else please feel free to PM me for an update, this is important in all the following circumstances:
a) have completed
b) can't/don't want to complete and are trying to get your money back for your deposit
c) are about to complete
