Hi all, just to let you know that this week on the 14th Aug see's the start of the local fiestas in the village starting with a concert, this happens the same time every year !! for any of you that are over here next Monday there will be the traditional Bull run through the village in the morning, not for the fient hearted !! Will try to get hold of a programme of events so we can let you know exactly what will be going on over the next week. Hope to see some of you here.

We have the family here at the moment on holiday so may well come up and see whats going on. Not so sure about the bull run may have to sit back in the bar and watch that one from the sidelines being an old codger, still i suppose i can always beat them with my headmasters cane if they get to close, he he. Nearly got mowed down last year by the kids doing their obsticle races so will have to make sure i have the old bifocals on this time as well. have pm you. Chingo

Hi, there should'nt be any trouble getting through the village on Tuesday, the bull run is sheduled for Monday morning and the road should be open again in the afternoon. If anyone is visiting the site on Monday morning you need to contact the office to get alternative directions around the back of the village, and remember due to the fiestas the show house is closed on the 15th and 16th. We now have a copy of the official programa de festejos as published by the Town Hall of Agramon.
14th 21.00 hrs is the opening of the fiestas followed by the usual Pasodobles and then followed by a Disco that will continue into the small hours no doubt.
15th Seems to be Futbol, Futbol, Futbol, and then the finals of the Futbol. ( anyone would think that he Spanish like futbol !! lol )
16th 00.00h The orchestra Mama Luna will perform a free concert in the Plaza Mayor
17th 10.30h The first of the Bull Runs, this is where the men folk of the village try to out run the bulls through the centre of the village.
17th 23.30h Another Orchestra and dancing in the Plaza Castilla La Mancha
18th 10.00h The second Bull Run through the village.
18th 18.00h Traditional bike race around the village by the local children, they have to ride around the block and then hook a ribbon on the end of a stick without stopping.
Sounds simple, but not. All the children receive gifts donated by Dragados.
18th 21.00h Solemne Procession with the image of Patron San Joaquin
18th 23.45h Grand Firework dispaly to signal the end of the fiestas.
This is just a list of some of the events going on, but Im sure that we would be welcome to watch the above. You are able to purchase a full programme of events from local shops in the village. We have to work during the day but hope to be able to get to the village for the evening events, so maybe see some of you there. Mandy and Rich

I am a purchaser on phase 4.
It is still early days as far as this development is concerned and the vast majority have probably not even considered their options.
Most buyers are in the dark and will probably make a last minute financial decision before purchase.
It will not make financial sense to buy your villa at a price that is too high above its true valuation because you could in theory give up on your deposit and buy a larger villa in a better location for a rock bottom or cheaper price. You'd be better off even though you lost 23k Euros deposit ( my deposit amount).
It all depends on the valuation when its your turn to purchase. Maybe it will be OK or a little off so not worth pulling out. Noone will know the outcome of this.
The best way to utilise a visit to Finca Parc is not to visit the festivals but to decide what your property is really worth compared to what similar properties and developments are selling for.
Something not mentioned on this Forum yet would be the most important thing up for discussion.
Its nice to get happy distracting messages from the Finca Parc team but that is their job. If there were any plans to delay the development we'd be the last to know.
I think it is also sensible to discuss on this forum worst case scenarios rather than dreaming of how things might be.
If this is being too pessimistic for the forum then I will have to speak out and say that is rediculous.
You might as well put your head in the sand.
The idea that the development wont be completed beyond phase 2 is a possibility and people ought to think about a plan B and discuss it.
Another strong possibilty is a delay of construction due to adverse market conditions.

My view is that Julian 1066 is making a sensible contribution to the forum. All purchasers have the right to forgo on their completion if that is what 'they' wish to do. And sharing those views for me is what this forum is all about. However some historical postings suggesting that purchasers pull together as a collective to try and force the developer to take lower offers for me is unacceptable. The individual has he right to re negotiate their deal, which is exactly what the developer is doing in offering 'deals' on phase 1, as the market now is a different place than it was in 2006, when I purchased on phase 4.
The individual should consider (as Julian 1066) advises on the independent valuation of their purchase at a time nearer to completion. Buying into negative equity would be a tough pill to swallow, however, I would add though that the position of speculators versus those looking for a long term investment / holiday home/ permanent home is very different and folks should consider that accordingly. Our friend selling his Rosana at a knock down price, is doing what he needs to do, in the current market and that is totally up to him. Each of us needs to do likewise and consider what we need to do and what our aspirations are of the site.
Me personally, and I have said it before, am looking forward optimistically to long days in the sun amongst good folk, in the beautiful surroundings of Finca parcs. Call me naive but I'll worry about my deal when I need to worry about my deal. In the interim I will be visiting site towards the end of September sad that I have missed the fiestas.

With respect to everyone, this thread was started purely to let those of you that are interested know what is going on in the local village, not to distract from other issues as suggested. There are plenty of other threads that discuss a wide variety of issues !! Please remember that there are many of us that already live here in Spain, some have been here for many years and now looking to move inland and are actually interested in what is going on. We have had the pleasure of meeting numerous clients that intend to live on phases one and two who have asked us to find out about local services, schools, and how to go about sorting out various issues. Fiestas take a large part in every day living here in Spain, in fact today the 15th August is another national fiesta day ! We appreciate that this is a difficult time for some of you, especially for those that have purchased for investment or maybe caught up in the low exchange rate problem, but please also remember that it is also an exicitng time for many more of us who are about to embark on a new life in the countryside !
