We have just completed on our apartment in Bloque 2, and  havebeen informed that Gessiur are our administrators. As we are under the impression that they are back dating service charges to August and we have notified them of the following problems that we encountered whilst at our apartment. We feel that if everybody informs Gessiur of any problems before paying their charges the problems may be resolved, plus it also illustrated that the owners communicate and keeps them 'on their toes'

Good morning,

Whilst completing on our property Bloque 2 Apt. 1B, we found the information that you had pushed under our door.

We do not understand how many service charges we must pay and what is the total monthly cost, why we have more than one service charge and what these service charges covers.
Once we are satisfied with the answers to these questions our solicitor has power of attorney to set up the necessary regular payments from our Spanish bank a/c to yourselves.

Whilst we were at our apartment we spotted these problems that need your attention in conjunction with the builders.

1. Block 2 garage is not secure. The pedestrian gate at the front can be opened with a pencil to release the handle, and the pedestrian gate at the rear does not close or lock, so nothing left in the garage is safe and nobody entering the garage is safe!!

2. The lights do not work when entering the garage from the rear pedestrian entrance, you have to descend a full flight of marble steps in complete darkness which again is not safe.

3. The pool maintenance is not being carried out properly. The chlorine blocks are being thrown into the pool to disperse rather than being put into the correct holder. This is not safe as a child can easily pick up a whole chlorine block.

4. Electricity kiosk door at the rear of Bloque 2 is broken off and this is dangerous and unsightly, a child can easily reach into the broken door.

5. There is a moped chained up behind Bloque 1, which should be in the garage or on the road. It is leaking oil on the decorative pavement and vehicles should never be parked in undesignated areas.

6. The flower beds at the front entrance to Bloques 1 & 2 are not finished properly, also the flower bed at the rear of Bloque 2 is not finished properly with many cables and pipes sticking through the soil which is very ugly from out balcony. Also at the rear of Bloque 1 the irrigation pipe goes over the wall rather than being concealed.

If you are fortunate enough to receive a reply to your email from Gesisur I would be extremely interested in seeing it. I think we all would.

The process of pushing envelopes under our doors as way of notification of an AGM is totally unacceptable. We are missing out on our chance to mention the points raised by you.

We have had a very well put together reply from Gessiur Administration which should be read in conjunction with our original email posted last Sunday:-

Dear Mr Barclay

Sorry for the delay in replying your email I was just putting together
all the information for the reply.

First of all many thanks for getting in touch with us.

The complex of Las Dunas de Cope was registered at the notary by the
promoter as five different phases and therefore 5 different communities
have been incorporated. Of this 5 communities you belong to Phase II
which consists of blocks 1 to five. The monthly charge for that
community will be to pay the maintenance of those 5 blocks including
cleaning, electricity, insurance, etc.

In addition there is a general community for all the 175 owners of Las
Dunas which takes care of the maintenance of all communal areas
including swimming pools, gardens, etc.

Finally the garage has been constituted as a separated community.

Therefore you will have 3 monthly charges as follows:

Las Dunas General community: 17.93
Las Dunas Phase II: 11.71
Las Dunas Garaje I: 9.22

Making a total monthly cost of 38.86

Many thanks as well in pointing out several problems at Las Dunas.

Points 1 and 2 are being dealt with at the moment.

In connection with point 3 please note that there has been a problem
with the pump and that is the reason the chlorine in being added
manually.

For points 4 & 6 we are trying to make Mar y Casas to fix that problem.

And in connection with point 5 we will try to identify the owner of the
motorbike.

meetings for each community together with an English translation.

Hi,

I have just received an e mail from Gessiur Administration.

Apparently my community charges are as follows:

Las Dunas General Community : 17.93

Las Dunas Phase II: 18.67

Las Dunas Garage I: 9.22 

Total per month 45.82

Is this the same as everyone else? It seems to be more than Sue2. Any ideas?

I asked about Community fees due before we completed, aparently we need to chase Mar y Casa for this or else we are liable.

Re your query concerning your Community payments. They are based on quite a complicated formula. Each apt. has a coefficient set by the builder and is entered on the Escritura of your property and is derived from the area of the apt.,what floor it is on,size of balcony etc.  Can I refer you to Articles of Interest on RHS of Message Board under "Running a Community" and look for the entry "How does a Community Work" and is posted by Promedia. This gives some useful info. Anyway I would have thought that Gesisur had given you a list of all apts in our phase and their Coefics Escritu and amounts in euros. We have one perhaps we were just lucky. Our C E is 0.55 and all appear to be less than 1.0 except the duplexes which vary between 1.0 and 1.18. Hope this is some help.
