Hi Everyone
I am just back from Spain and although the weather was not all that good we had a great time. I have posted some photos on the site esspecially of block 1 9.1 on phase 2 and also some of the teraced houses that are directly behind block 1. We had a lovelt time and some great meals and drinks in the Rose and Thistle. Also picked up our bank guarantee for the first payment and spoke with taray re completion. He advised that bock 1 should be complete by October 2009 and sees the whole area complete within the next 2 years. He also advised that they are hoping for news from the town hall this week re the sports and pool facilities. Looking forward to going back at the end of January.

Hi everyone
Could some one give an update on how Phase2 is progressing.
Are Taray still working overtime at weekends to catchup? Everything seems to have gone quite on this site for some reason, perhaps all out xmas shopping in the cold and snow. Whats the weather like in SC?

It has been cold in SC also, I was told last night that it has been the coldest for 70 yrs..not sure how true that is...but the last few days and nights have been rather chilly....
The phase two is coming on a a good pace and Taray do seem to be working hard on it, they were still working at 7pm in the dark the other night when I walked down to Upper, and they are always already hard at it when I drive past in the mornings !
Its supposed to be warming up here from today....hope so.

Thanks for the info on how hard Taray are working. Here's hoping it continues in the New Year with work on the pool and commercial units.
You are very lucky if it is to be getting milder in SC. Britain is about to get covered in snow tonight (if you believe the BBC weather forecast)
I have a leaking drain out side the kitchen but the ground and the puddle are frozen solid. The plumber has said it is a simple blockage in the pipe but cant do any thing until it thaws. brrrr
I wondering if you will be lucky and have Christmas lunch out side in the sunshine?

We were out at SC at the weekend and I can confirm what Andy has said about the weather, better than UK but cold at night.
The good news is that phase 2 is coming along nicely, there were builders actually working on our property while we were there on Saturday, I hope to post the photos tomorrow.
We had a long conversation with Joaquin in the office who said that the building work on phase 2, including pool and green area, should be complete in about June/July but to allow until about October/November for all the paperwork to be processed.
There are about 5 or 6 properties on phase 2 still to be sold and work will not commence on phase 3 until the ecconomy picks up a bit, unfortunately this means that there will be building work going on for up to 3 years yet. The commercial centre will not be completed until 3 years time.
The plans for the golf, tennis, pool, etc on phase 1 are in place and should all be complete by mid next year.
On Monday we went back for another look at the properties and also popped into the Rose & Thistle for a quick beer and chatted with Mark and a couple of residents about services etc, which was also very useful.
Hope this has given you a bit of an update, look for photos in the next couple of days.

It looks like I will not get out until February next year. The last time I was in SC phase 2 was still a waste ground. Cant wait to see it for real.
I think all builders are the same just now when it comes to new development. Many builders near me have scaled right back or have gone bust.

I understand that part of the reason for Taray being able to move so quickly on phase 2 is because they have been able to get access to brickies, plasterers, etc easier due to work on other sites drying up.

If you are looking at the site with the pool and green area in front of you, everything to the right of the pool is phase 2 and to the left is phase 3.
I believe that Taray mean all paperwork, we didn't go into detail.

The commercial area is going to be where the sales office is now, it should comprise of Supermarket, bar, restaurant and a few small shops.

Which commercial area is that? The commercial area that we know of is at the entrance of San cayetano, next to the roundabout, it was started last year and the first of the buildings are going up. there is a huge sign advertising cafes, shops etc. Im suprised if there will be a commercial area by the sales office as that was the area where the pool for phase one was going to be had Plan A failed. Where did you that info from?

Please correct me if i'm wrong but this is what we were told by Joaquin when we were with him last weekend, he also said that it was 3 years from completion. If you look at the model in the sales office it is the big square block at the front left.

There is one commercial area started already which is probably a few years away from completion. As you drive into SC from the autovia it is straight in front of you with a big sign in spanish advertising what will be on there, there is also a sign for this on the autovia which you see if you were coming in the direction from Torre pacheaco. However maybe they are building another one also, its just hard to make sense of as for a while that was the area for our pool and it will be quite a small area left once phase 2 is finished.
Oh well this is spain, i guess we shall just wait and see. At the moment this is a lovely little village i hope there isnt too much commercial stuff popping up. Some of the spanish say they wont recognise there village soon, some say for the better others for the worst!!!!

When we were over in October Taray advised that after the sales office is closed this area will be changed into shops he advised that it will be one supermarket and a further smaller 12 units that taray will then rent out.
Does anyone know when the last licences were granted and how long they are now taking to come through.

I am just back from Spain and have to say that the weather was lovely - I have posted some new photos of Phase 2 on the site and could not believe how much had been done since last over in October - they are even plastering the inside walls !!. Sales advised that they are now looking at completion of the bungalow and penthouse block to be end of july 2009 but did advise that the licences for the previous blocks on phase one are still not through and some finished building in March 2008. So with this in mind if you are waiting on the ILO then might be July 2010 - might give the euro time to recover.
We are also one of the lucky buyers to be caught up in the parador situation - anyone else the same and anyone got any ideas re mortgages and when we would need to have this sorted by.
Any help appreciated

Hi all you buyers on phase two, a few questions that I hope some one will be able to help.
1) Looking at the site plan, I asume that phase two is split into three sections, Manzana 7, 8 & 9 ( we are buying on 8.)
2) Looking at what Taray have started ( Pictures posted ) on Manzana 8. From what has been said before Manzana 8 is split into two phases. The first phase is to be built and the seconed phase will not start for about 12 months. On my contract it shows that phase one includes the pool and parking for plots 1 to 77. Are Taray going to complete all the parking area and how will they leave the site looking, if they are not going ahead with the seconed phase on Manzana 8.
3) Again looking at pictures posted. It looks like they are building two blocks of apartments ( asume this to be Manzana 9 ) If as on Manzana 8, Manzana 9 is split into phases. Questions, if they only build the two blocks will the pool shown for this phase be built,
4) I asume Manzana seven is, when facing the sales office, the area to the right which includes the detached villas. Are Taray going ahead with this area.
5) Reading all the posts for phase two, completion dates can be between March 2009 and July 2010. After paying my first installments back in late 2007 and early in 2008 I put the thoughts of the house in Spain on the back burner. Only from the start of this year have we started to think what we need to do in order to complete our purchase, what I can't understand is why we can't get a completion date within say a couple of months. This is with all the paperwork in place and property finished. I will be going out to look at what stage my property is at the end of March. Thinking out load I wonder if Taray are going to tag on the two apartment blocks to Manzana 8 in order that they do not need to build the pool & paking area on Manzana 9 or I may be doing Taray a miss service perhaps they will finish all Manzana 9.

I am not sure how the site is split in 7 8 9 and 9.1 but can tell you that 9.1 is the bottom triangle of the site that in the book shows a pool 2 apartment blocks and three sets of bungalows and penthouses. What I was told by the sales office is - if you look at the booklet and draw a line up from the pool on 9.1 straight up to the pool above and include the first block on 9.1 that is the bungalows and penthouses and behind them the terraced houses and then the next two rows of Quods? then this is the only area getting built at the moment and is still the only area on sale at the moment. They were unable to advise when the rest of the site would be again on sale as this is dependant on the market. They did say that the pool areas would be completed.
The difference in the dates is due to if you are waiting on the ILO before completion as this can take some time from town hall.
