Long-term tenants

Just a warning to anyone renting their apartment long-term, based on my bad experiences.  Firstly my tenant said he wanted to rent very long-term and loved the apartment.  He agreed to renew the contract for another 11 months recently, then 3 days before the new contact was due, he decided he wanted to move elsewhere in Spain and has landed me with 2 months' notice to take effect whenever he wishes, when I'd fully relied on an 11 month contract.

It's rather a mire at the moment - not only in Hacienda but other complexes too.
There seems to be a strange breed of long let tenants at the moment - of all nationalities.

The law in Spain leans very heavily in favour of a tenant, so always best to make sure that you have as strong a contract as possible ( preferably drawn up by a Spanish lawyer - who understands the complexities)
