Hi,

We have just received an e-mail from PW to complete soon and I would like to ask all those who have already done so to assist me with some questions.

1. I hope to have finances in place, top up on the UK mortgage for 3 bed and Spainish mortgae for 2 bed. How does this money get transferred to PW. Do I have to set up a bank account in Spain to do this or will the lenders take care of this for me ?

2. What paperwork do I need to have to complete? I already have my NIE.

3. Do I arrange via a snagging company to be there on completion to snag the places ?

4. How long do you think I should arrange to be in Spain to complete ?

5. Is there anything else I need to know that I haven't thought of ?

Have you got a Solicitor because they would answer these questions for you?

We opened a Bank Account because we have a CAM Mortgage and it was an easy way to hold funds for the charges- which PW will want to know you have done, and to transfer the mortgage money to and from.

Have you signed all the mortgage paperwork, authorisations for community charge direct debit and utilities connections?

We used SnagitMurcia because although we could be the initial snag we couldnt gaurentee being there for the return visit to check work was done. Snagit were very thorough and as PW didnt do everything they said they would Snagit sorted all that and signed everything off for us. That was very useful as we couldnt get back to confirm things and we actually dont trust PW when they say they have completed things. ( we saw this in action when we were in our apartment and workmen came in to check the wardobe shelving and although the bedroom doors were on their list (dragging) they clealry had no plan to sort those during the wardrobe visit- until we made them)

Some people stay overnight to manage their completions- if you know eveyrthing is in place and you have the NIE then this could be all the time you need. However, bear in mind that twice CAM weren't ready to complete on the dates planned for us- confusion all around. We did it all by POA  and are glad we did because one side didnt seem to know what the other side were doing (twice) despite having the Hab Cert. Kept having to force the cork back into the champagne!!!!

Thanks for the advise, I haven't got the mortgage paperwork signed yet as I'm still arranging appointments with various Building Societies, etc.

Whilst doing this I will probably have to open a Bank account. The Halifax springs to mind but I do bank with Lloyds and I hear they are OK.

I haven't signed anythin yet for community charge direct debits and utilities connections as I thought this was done later on. How do I go about setting this up ?

You can probably tell I'm not using a solicitor so it sounds that I need to get things sorted ASAP...!
