Hi Guys
I'm after any advise please.
I have this feeling my solicitor has done a bunk. When I first went to him he had an office and people working for him etc. etc., as time went on he slowly became a 'one man band', which I wasn't too worried as he always returned my calls, texts and emails, and done everthing that was needed.
Unfortunately, I still do not have my deeds, or any paperwork on land registry or any other paperwork that I should have. He told me it was at the notary office and he will send on to me as soon as he gets them, which will be before Christmas.
Last time I spoke to him was November and he was in Germany doing some work there.
So now I have started to worrying big time and start to chase around.
So anyone who has completed and do not have a mortgage can you let me know what paperwork I should excactly have in my pocession?
I am not sure if I am going to be able to do this on mine own so can anyone recomend a good solicitor in the Condado area?
You have all helped me lots in the past so any little piece of advise would be welcome.

Hi
Can anyone out there tell me what documentation you received after completion from your solicitors, deeds etc. We completed in October and apart from receiving keys etc we have no further information.

Picking up the deeds from our solicitor is on our to do list for this year so I'm not sure exactly what he's holding for us.
We were told that they would take a while to come back from the notary. We completed in at the beginning of August and were told they were ready to be picked up at the end of November. I'm sure I have read somewhere that you can get a copy of them if the originals go missing.

Completed in June 08.
Received a title deed from my solicitors within the week by e-mail, not what i expected as it was rather sparse. Was told the "deed" was only initial form to prove ownership. Notary had to endorse full documents and I would recive them.
Told takes about 3 months.
September 09 contacted by sols to say deeds ready to collect.
Was at apartment in Nov. and went to collect deeds.
Massive folder with loads of documentation all in Spanish but it had everything I expected, receipts for payts made, PW documentation, plan showing property location and my borders. Lots more.
Also nice surprise, solicitor said we had paid too much in fees and vat etc, got 1500 cheque refund.
Maybe we have just been very lucky but from start to finish (touch wood) we have had no problems with PW or Sols.

I completed by POA like you mid/end August so what my solicitor has said by Christmas he'll get them to me, he isn't far off.
I just wish he would answer my calls.
I have learnt since that notary deeds are not enough aparrantly its the registration in the Land Registry that proves real ownership and that is what takes the time to return. I trying to find where the registration office is that has my documents at the moment I have polaris world if they can advise.

As far as the land registry is concerned we got an email from the solicitor before we completed saying that we have been registered as having an apartment and parking space and gave the dimensions. He asked us to confirm that this was correct.
We have nothing documented for this but as I said previously we still have to pick up all our paperwork
I'm sure your apartment is correctly documented - it's just finding out where the solicitor has put all the paperwork.

Yes I agree with you (hoping and fingers crossed) and by hearing what has happened with everybody else it is helping me as I can slowly put the jig saw together.
I have emailed Polaris World and asked them if they can let me know where the papers would be but as yet they haven't come back to me.

Hi All,
We waited at the notary for the deeds on the day we signed, we did not do POA (I refused, don't trust anyone). We were at the notary for about 3 and half hours including the wait at the end for the deeds. We completed at Torre Pacheco also as the other one was close due to "another bank holiday"
Your solicitor could have waited for the deeds or alternatively they do post them to your solicitor. I would be inclined to contact the notary (who don't speak english, do you have someone you know who does?) to ask them what the deeds say and if they have sent them anywhere.

Hi Kelly and Simon,
I'm a little confused with this, are you sure you have the final deeds?
When we completed we were given a copy of the 'draft deeds' that fully define the property but I was under the impression that we would not get the full and final deeds until everything had been processed by the land registry etc and that this could take 3/4 months from completion.

No we were definately given full and final deeds and had to wait a while for these. We were told that this was it and that there would be no other paperwork to follow.
This was a different notary though, so not sure if that makes any difference?

It does see strange because so far everyone is saying to me it is not complete until it has come back from the Notary/Land Registry Office. I'm not saying you aren't right in what you are saying because so far no one has been through excactly the same proceedures on anything.
I actually done the POA in the Torre Pacheo office, but I don't know where Polaris World and my solicitor done the completion whether it was in Murcia or Torre Pacheo? I'm going to have contact PW again.

Not to worry anyone, but just got this from solicitor
"Regarding our last mail dated on the 16th of January, we have been in contact with the Notary Public in San Javier, to find out what the situation of your purchase deed is. We have been told that due to some problems in the Land Registry in Totana with Polaris, most of the purchase deeds, which belong to this Resort in Polaris World, they are not being carried out.
They informed us that at the moment they are working on that, so hopefully it will be registered very soon. We will keep you informed."
Assume that it will sort it'self out in the end as other have got thier deeds after a 2/3 month wait.
