Hi,
I have a penthouse property on Phase ! and am having problems with the boiler. The temperature and pressure are fluctuating violently and my tennant, whose tennancy has now expired, had no hot water after she had to turn the boiler off. It was checked by Roca who said that the problem is lack of water getting to the boiler as they think there is a leak in the pipework. The Housing Community have also been involved as I wished them to infor the insurance company. Both Roda and the insurance company rep have said there is no leak and I have been advised by Housing Community to get an independent assessment. I contacted the guys how have been sending out info regarding providing annual maintenance for boilers (wjo it turns out are from Roca) and they have agin reaffirmed that there is nothing wrong with the boiler.
Can someone help with the following:
1. Has anyone else had a similar problem and if so what did you do?
2. Can anyone recommend a good heating/boiler engineer (preferably with good English) who could take a look at the problem for me?

Hi Steve
I had exactly the same problem. Contact Andrea in TS and tell her that you believe there is a leak from the manifold (that was the problem with mine) and that you would like her plumber to come and have a look at it.
Sorry, can't help you with the name of an indpendent plumber but my problem has been going on since we completed over 2 years ago and was resolved on my last visit a couple of weeks ago.

We have had similar problems with our water pressure we got an independant plumber to come and assess it and took him round to see Andrea to explain what the problem was he was English but also spoke spanish. The problem was the water pressure was dropping every time the heating was on he reckond we had a leak turned out when the kitchen was fitted there was a screw into the hot water pipe the only way we identified the leak was to manually put the pressure up in the boiler. Anyway after weeks of arguments with roda they fixed it only because we where still within the year maintance. The company is Heating Solutions Tel: (0034) 628772531 the guy name was Mike. I have a penthouse in Phase " and we have had problems with our boiler since we completed 2 years ago, the main fault was a broken pipe inside the wall of one of the bedrooms which was picked up early and Calidona repaired. But the valves on the radiators particularly those in the bathrooms are corroded and leaking, we and our management company have tried to get Calidona to fix them for two years but no luck, we will have to get independent plumbers out, let us know how you get on.

Rather than start a new thread I thought I'd add to this one as we have also had a leak - but I'm hoping they have finally fixed it.
My problem is more serious as the boiler keeps overheating and we have to call the engineer out to restart it; the normal reset methods don't work. I only completed in January, but am in phase 3b, so the boiler was probably installed a few years ago.
My guests left on Saturday morning but on Friday evening the boiler once again packed up - with the overheating code. I shall have to call out Roca tomorrow morning but they seem just to come along and restart it. This is not satisfactory and I was wondering if anyone has experienced a similar problem - and had it fixed!

We had a similar experience. Boiler ocassionally cuts out & need re-setting with the button on the INSIDE of the boiler on the right hand side, you need to remover the boiler cover to access it. This has happened since completion but Roda refused to do anything & the Roca engineer said it was due to grit in the system & wanted 70 euros to service it - 2 weeks after we started using it!!! When we refused to pay he simply opened & closed the water supply to the boiler a few times & re-set it. It still cuts out now every 6-8 weeks, we just re-set it ourselves. Seems to be a common problem?

Thanks for this Mike. I have asked Roman a couple of times to tell me how to rectify it ourselves but he has just ignored me - he probably didn't know.
I tried calling Roca today but there was no answer so I'll try again tomorrow. They can 'fix' it this time and when I'm out next I'll check out what you say - and hope we have the same type of boiler. Fortunately we don't have any more guests until I'm back in a month.
