A few things spring to mind regarding buying spanish apartments.

1. Has each apartment direct input from mains water. If so where is each apartment water cut off outside building? and where is mains water switch off to each apartment block?

2. Do all apartments have direct electricity input?

3. Buildings Insurance - Was this set up at time of completion of complete building and cost distributed to all apartments?  Although they say we are covered by builders guaranttee .. hmm how easy would this be to try to recitfy communal areas in say 2, 3 4 years ie:. roof, communal water/sewarage waste through communal  output within building and not forgetting those waste pipes running from apartment block ...  who is responsbile?

Hello allimal,

Thought I would try and answer a  few of your Questions.

Our apartment is in phase 3 block 1. The mains water is fed into each portal in the block, you will find a closet in the hallway for water isolations. There is manifold with isolation valves to each apartment in that portal, also there is a commom isolation valve to shut them all off.

I do not think the water is metered you just pay a standing charge.

As far as I can tell each apartment as a direct electric input with a consumer board in each apartment and the electric meters being in a room in the basement with additonal isolations for the block.

Re: The building insurance you must get ot your own for your apartment,  our mortgage provider sorted ours out but I will be shoping around next time .

I think the community will be responsible for the drains in each phase for blockages etc. Once Arenal has fully handed over the development.

We are still finding our feet and any problems are going to take a while to sort out, one thing I must say is that the quality of the work is very good and they are getting on with our snaging fairly quick.

Our second bedroom is also quite small but I think you have to make the best of it and look at the big picture! going back next week any info I can gleen I will let you know.

Thanks codhead .... don't understand why we need building insurance for our own apartment? I can understand contents insurance and mortgage cover insurance. Building insurance needs to cover the whole block ie problems with communal areas and roof etc.

One experience I had when involved with apartments here in England was

the communal waste pipe running from the top apartment trhough appartments to ground floor had develeoped a crack. Waste had been leaking into an apartment for years and caused severe damp and the walls had to be opened to fix/replace waste pipe.  This was done through the building insurance as it was a communal problem and the apartment was put right after work completed.

What does your building insurance cover?
