Hi

Is there anyone else still  having problems with snagging ? we completed last year, there were many snags to be sorted out, after many emails, telephone calls and visits to the office we still have an on going snag list.  I gave up on getting the cement off the kitchen tiles, and getting the kitchen sink sealed to the worktop, did these myslef.

Hi

We have a list of snagging still to be done we completed over a year ago. Visited the office many times with list but still many outstanding items. We have decided to fix problems ourselves as getting stressed about it and dont want to spend all our holidays in roda office because we know it will not make any difference.

Hi

We also completed last year, and gave up trying to get the snagging finished.  We've finished things ourselves in the end,not worth the stress of trying to get customer services to do it.  The only thing that I'm not happy with still is the finish on the floors.  Can anyone tell me if the marble has to be polished by professionals? What's the best thing to clean the marble?

Thanks, Diane

Hi all i was just wondering can you not hold off on completing until all of your list is done ,i know its a differant country but at home here you would never sign off on a house until all snags were done because even if the builder was still building on the estate you will find it impossable to get him back once he has your money in your back pocket.I for one will be not be parting with my cash till all the snags are done if i can help it .

what can they do to us if we hang on till all the snags are done ,does anyone know

Thanks

We used a removal company to ship all our furniture, very efficient, Engilish speaking based in Murcia, probably be willing to ship over a floor cleaner on one of their regular trips from the UK.  PM me if you would like their contact details.

hi , we have a completion coming up on phase 4 (eventually ) could i ask if it is a point in law to complete if you are unhappy with the quality ( ie snagging) it would appear that a number of people are having problems getting warranty work done and afterall calidonas customer service is legandary !! and would appear to be non existant once they have got your money .

i appreciate you can rectify the matters yourself but that is not really the point if the product is sub standard at point of delivery .

i would appreciate any legal views on the matter .

I would definately recommend using Roy from Inspectahomespain.

Roy and his wife found snags that i would never thought about looking for, they also have a good relationship with Customer Services which can only help, we used them on our Phase 3 apartment.

Hi, We were told that we could not hold off completion just because we had some snags. There are some items that l will not be able to sort out, i.e dent in the cooker hood, broken tiles on outside patio, leading to the pool, very dangerous, flu cover missing, there are many more but l would be here all day if l listed them all.    We are going over next thursday and have asked the office for a supervisor to come to the apartment to sort out these issues.

Legally you cannot refuse to complete based on snagging defects

If you would like a guide to the process and how to get snagging remedial work done or sample reports please e-mail me

Hi Diane (Dishaw)

Marble polishing is a specialized subject and unless you have an excellent floor it would need re-crystallizing. This is a chemical transformation of the floor surface, similar to the conventional polishing of marble at the factory. The surface of the marble reacts to the heat of the wire-wool (friction) and the crystallisation chemical. A portable machine incorporates the crystallizer to produce a renewed floor surface.  Unfortunately in most large builds, painters, electricians, carpenters, builders ect go in after this has been done and ruin the floors by treading grit and dust into the marble causing it to lose its shine. In the odd occasion the floors can be scrubbed with a stone soap and polished with AB2 using either a tan pad or grade one wire wool, but this is very rare at Roda.  Most people assume that marble can just be washed & buffed with a red pad like wood or vinyl flooring but unfortunately this is not the case. The main thing with marble is only use products that say suitable for marble and never use polishes that will not allow the marble to breathe. Please private message me or email if you need any more information. To date I have polished around 70 floors at Roda and there’s not much that I don’t know about marble.

Hope this helps, Cheers
