I was thinking of buying a 2 or 3 bedroom apartment in this complex but there seems to be a lot of discontent amongst owners. Is there a concrete reason not to buy here? Also does anyone know what the community fees are. Would be grateful for any feedback. Thanks

Hi Solario,
We are apartment owners in Porto Fino and absolutely love it. Any comments on this forum are mainly teething problems and I would not let it put you off. Any other forum is pretty much the same. You couldn't ask for a better location and the apartments are superbly finished.
I can only speak from my own experiences and they have been very good. Wonderful apartment, great view and superb location. Who could ask for more.

Thank you for your reply. I did view some and they seem to be much nicer than any other of the Proindal constructions. I will see if I can buy one that is previously owned so it is not directly from them.

Thank you, all of you for your replies and support. We were lucky to find a nice 2 bedroom apartment which is pre-owned but not used so we will be signing and getting the keys tomorrow! I was hoping that most of the complaints that some owners had were just "teething problems" and this seems to be the case, because it is such a lovely complex, fantastic location and nice finish to all the apartments. So, all being well, we will be celebrating tomorrow!

Jacqui and I have lived here for nearly 5 years now. We find it so different from our previous lives in the London area.
I feel that Almerimar has a great community that people can dip in and out of as often as they wish. The whole place thrives on there being an ever changing mix of people in town.
The community here seems to be always willing to accept newcomers. It felt like that when we found the place 9-10 years ago and I think that the same is true now.

Hi John,
Out of interest could you let us know how the area has changed in last 5 years please? Has it got busier? quieter? Less or more Spanish?
Originally the people on this site surmised it would take about 5 years for this area to really take off from a tourist and a investment point of view. With that in mind I am curous to how its changed in the years you have been there....

Hi,
That is a very good question and I feel it deserves a considered answer rather than just a quick reply.
I will take my time and try to write a thorough answer as I think this might be a good topic for an article for our site.
It may take a couple of days before I have something ready to publish. One I have written something I will post again here saying the article is on Almerimar Today. (When I eventually get to 10 posts here I think I will be able to post links as well).
Thanks for giving me the idea for something to write about.

I have spent a few hours this evening trying to answer the questions from rabc77.
I have published an article on Almerimar Today together with some pictures of Almerimar from years ago if people are interested.

My viewing experience is not good. Do not recommend it but ... Whether you have a signed contract or not you have, I'll give an example of how they negotiate the price. Housing prices including taxes (for example): 200.000 € Loan granted to the developer (you can say to themselves): 150.000 € Money given for you until this day: 40.000 € Real estate commissions charged by the intermediary MacAnthony example: 10% of the 200,000 € = 20,000 € the price at which you have to buy and that you will accept it: 150.000 € / 80% = 120.000 + 40.000 € = 160.000 € + 20.000 € = 180.000 €. In this case you also save more € 20,000 and you can ask for a free garage and I will give her. Me and my family so we negotiated and we succeeded.

Thank you for your reply. In the end we decided not to buy from the developer, instead we found a Spanish seller and we bought from him, a straight forward second hand property deal and we saved having to pay some of the taxes that you have to pay on new property. We have just finished furnishing it now and are very happy with the apartment.
