Hi all,
My family and I have been in Spain for 2 weeks looking at properties etc having waited for CDP to be completed for a couple of years now. We had been going to purchase on phase 4 no8 that should have been ready in 2007 but still to date has not been granted a licence of 1st habitation ,and had concluded to pull out and recover our deposit, instructing Spanish lawyers in London to start formal proceedings, which they did. Whilst in Spain, we decided to go and look at properties in the surrounding area and compare them to CDP, we did not find any that ticked the boxes for us that CDP did. We then went to the site and talked to residents and people renting and all were very positive regarding the development which surprised me and promulgated further questions. We then called in at the Peinsa office and talked to Patricia who stated she had no knowledge that we had pulled out of Phase 4 and asked what our concerns were, this we answered were Peinsa's financial stability, completion of the site and licence of 1st habitation. Patricia then gave us copies of the Bank Guarantee for the whole of the site and a copy of the conditional licence of 1st habitation for phases 2 and 3 and proceeded to offer us a property on phase 2 with the conditional licence, "upgrading" us from north facing to south facing with a better view. We stated that our lawyers would check this out and that we would respond when we had their opinion on the documents. Patricia stated that all the site would be completed by 2010 and that they are required to build an electrical sub station before any more licences would be issued and that all licences would then be granted to complete the site en block. She stated that all water and electrical cables are in place and that once the licences are granted then it will be simple to get the utility companies to connect their services. The road system is good, work was going on on the site but the beach was very crowded. It was interesting to not that area's had been set up for the elderly and infirm with covers over to protect them from the sun wheelchair access was available and their was a manned first aid post open on the beach. The toilets were clean and Maison Pepa was diong a roaring trade.

Many thanks for your report.
We have also moved from our original property in phase 8 and are very happy with the new location and the property. Glad we are staying put because like you, we haven't found anything else that really appealed to us mch as CDP and San Juan

We have also changed from phase 8 to an earlier phase and are very happy we did. we have just come back from 2 wks there and san juan was magical. by day everywhere was open all along the front, the beach was beautiful and buzzing with loads of people the spanish really know how to camp out there all day and night with there tables of food for the whole family leaving at midnight. we even tried it ourselves took the cool box full of beer and table and chairs went in the sea at 9 got pizza from the bakers on the front dug a whole and had a bonfire! by night the village came to life with some market stalls at night opposite pepas, new bars open loads of people just strolling in the warm night. in the spuare most nights there was entertainment with a stage area, spanish dancing etc. also for one week there was a medeival market on which was facinating to walk round the atmosphere of the place was great. freinds had said you wont recognise it in the summer and they were right. we imported all of our furniture from the u.k. using U.K. shopping in Spain based in Mojacar they were great and would highly recommend them and the price was very good too. Stuart and Denise from Almeriasol were Brilliant too they took delivery of all 19 boxes emptied them all built up the flat pack for us put the furniture in place got the shower screens for us oven hob washer and fridge freezer all fitted in and all rubbish removed and air conditiong too, we couldnt have done it without them oh and even all the light fittings put up that we had picked previosly so a very big thankyou to them we cant thank you enough! the pool was first class, it was clean and a brilliant bonus to have. and yes we also saw plenty of work going on all over the development, especially on 4 and 5 getting them ready for completion. going back in september so are now counting the days. now getting itchy feet reading these comments ,was over in july and a great time , my sister and family arrived home yesterday and said it was the best holiday shes had , the safest and most relaxed place in spain , also managed to get the place let out for most of the summer thanks to richard. good to see sean getting sorted out ,my young fella had his hurley with him no doubt a cork man could give him a few tips. also good luck on sunday "REBELS FOR SAM"

some members have pm d me about 2 photos under 27818 numbers 4 and 5, well these are of a new out of town shopping complex we only discovered on our way to Lorca, its on the left about halfway there, you cant miss it its huge. its a real work of art. the shops are lovely to walk round and more were due to open soon. the biggest being a large C&A and a much larger Eroski, bigger than the one at Aguilas. you can litteraly get anything there! wish we had known this when first setting up the house for the bits and bobs. We have also brought in CDP on phase 8. We are considering trying to get our money back. Would you suggest sticking with it? esp with the price market the way it is. Where would be the best place to start with trying to get our money back. Any ideas would be helpful esp as you were in the same position. We also live in the midlands in Birmingham.

I was also on phase 8 and cosidered getting my money back. However, having been down there again this year and looked around at alternatives we came to the conclusion that CDP was the place for us. We threatened to pull out due to the delays and they offered us a house (better than the one we had) on phase 5 which is finished although the road isn't. Its due for next month and if they fail in their promise we will pull out. But Im really hoping it wont come to that as we love the place more every time we go there and based on the feedback and help we get from the people on the forum and who are moving it looks like a place where we will make many friends and have a good support system around us.
